Regent St, Hadfield home sold for more than $100,000 above reserve

WILD weather didn’t deter three bidders competing for a stylish Greenvale home on October 22.

The six-year-old stunner at 12 Inverie Court sold for $823,000, well beyond its price guide of $750,000, which surprised even the sales agent.

The hefty figure emerged on the same day a property in Hadfield sold for more than $100,000 above its reserve.

Barry Plant Gladstone Park sales agent Phillip Mercieca said the Inverie Court home had been popular, but he had worried the “terrible weather” on the day of the auction could have been a deterrent.

“We expected a good result, but not that good,” he said.

“Two of the three bidders lived close by and were interested in the size of the home and the size of the garage.”

As well as a seven-car garage, the two-level, four-bedroom home included front and rear balconies and a rear patio, with parkland views.

According to CoreLogic, buyers were now paying a median price of $550,250 for Greenvale homes. There were 213 properties sold in the year to June.

Mr Mercieca added that despite the cooler than average spring, buyers were “still out in force.”

“The weather is not stopping anyone,” he said.

“And there is less on the market than this time last year but more buyers, with two to four people that want each home.”

MEANWHILE, another sales agent was also surprised when a Hadfield home was snapped up for more than $100,000 above the reserve price.

Built for the vendors’ parents, with the children growing up there, the three-bedroom house at 11 Regent St sold for $732,000 to another family.

Stockdale & Leggo Glenroy director Mark Imbesi said five bidders vied for the property, which was on 650sq m.

“The house was immaculate — it was spotless inside and out,” Mr Imbesi said.

“We didn’t expect anything like (the price).

“No one indicated this kind of price before the auction.”

The single-level, three-bedroom brick home included a patio, a vegetable patch, workshop, sheds, and outdoor kitchen.
