The Property
In front of this attractive and spacious early Victorian former Coach House on the edge of Rutland Water stands a beautiful weeping willow tree encircled by a gravel drive.

In the spring, snowdrops, crocuses, scillas and aconites show their brilliance in the pale sunshine. The gardens and paddock extend to almost 3 acres, with views over Rutland water and the Normanton church.

The Village
of Edith Weston is situated on the south-western side of England's largest lake, and is supposedly named after the wife of Edward The Confessor.

Everyone who comes to Rutland is enchanted with the antique shops, good pubs and friendly shops.

Rutland Water
is one of the largest man-made reservoirs in Europe, covering some 3100 acres. It was completed in 1977 to supply up to 65 million gallons of water per day to the growing cities of the East Midlands. The reservoir is in the centre of Rutland, England's smallest county and has a 25-mile circular track for walking and cycling.  At the northern end of the reservoir there is a nature reserve with a large number of bird hides.
England's smallest county Rutland is bounded west and north by Leicestershire, northeast by Lincolnshire and southeast by Northamptonshire.  It's greatest length north to south is 18 miles; greatest breadth east to west, 17 miles.

is rich in history with market towns of Stamford, Uppingham and Oakham all within 5 miles. Rutland is a "mini-Cotswolds" with thatched cottages, winding country lanes, gentle rolling hills and fine pubs serving good food.
There is also an excellent golf course nearby and a sailing club.

Rutland
has several towns and villages of architectural and historic interest.  The town of Stamford is said to be one of the most beautiful stone-built towns in England.  Remains of medieval town walls can still be seen along with several splendid stone churches.
