First Time Investor - Need Advice on investing 1.5cr in Delhi

My point was not to put this amount fully in the stock market, you'll have to pay capital gains on the property you said you've sold. If you buy capital gains bonds, you get higher return than property, rent or sale and purchase, without all the hassle of owning a property and renting it.

Buying 8 year REC or NHAI capital gains bonds will give you around 5% post tax returns for your parents (assuming little to no other income). Sovereign credit rated bonds. Of the proceeds, if even 50% is required for consumption, rest can be invested in an index fund to take medium term blended return to over 8% post tax. Do you really need so much tenant and property management in your life?

I've had bad experiences with smart buy only in case of cancellation and reschedules. Bookings where there are no complications go through without a hitch.

Go for full tenure. Money as part of your total earning will decrease. Also, remember to get another term insurance when you're around 34. At this time, whatever sum assured you do get will also get reduced via inflation.

Selling a residential plot that has appreciated almost 2x in the past year to buy a flat

punjindian

Sell plot, buy smaller plot in the same area after paying the additional 1 cr needed for new apartment. A plot in a distant land worth millions isn't really fetching anything for your family's life demonstrably.

Grant received: visa granted 2.5 years later

ANZCO Marketing specialist. I'm sorry but I don't remember my points. I'm a mid career professional, married with a young kid, and scored the full 90 in PTE. I remember the points score was fairly high.

Subclass 190

Started process in August 2021. Received ANC 491 invite and long radio silence after. Chance phone call with immigration agent, got to know 190 invites for NSW were open in March 2023. Paid up (again) for better career opportunities and mobility.

Repeated medicals, police clearance and I think PTE was about to expire. Longest 30 months, and frankly, now ambivalent about the whole thing.

For those who want and need it, hang in there.

Age Criteria with cutoff?
Subclass 190

We completed applying for subclass 491 ACT in April 2022 and then made a second application for 190 NSW in April 2023. Both are 'under processing'. Both me and my partner will turn 40 in the next few days. Iirc, age is a criteria for points.

Given the long wait times, will our application be negatively impacted because we are not in the right age band, compared to when we applied?

Today's kids don't know who started the trend of Mass cinema

We don't have to be delusional. Before Dabang, the hindustani entertainer had taken a back seat for at least a couple of decades. The Barjatyas brought in the soft family entertainer and Indian audiences became more aspirational post the 1991 reforms. Films moved from social topics to entertainment for the upwardly mobile.

It was Abhinav Kashyap with Dabang, and Anurag Kashyap, writing Tere Naam, who brought mass cinema movies back to life.

The paperwork you submit is a combination of certifications and documents showing work experience with paper trail of responsibilities and pay stubs. Think about what paperwork can support your claims of experience, and you will get through. Also, given your industry has high demand and low number of people available, figure out from employers in the states in Australia you want to live in, how their new hires come through a visa process. Find people who work in the Industry and have emigrated in the past 18 months for the most recent process, imo.

You should be on the priority list in some, if not all states. Check the ANZCO priority skillet visa lists.

Physical Share certificate lost

punjindian
commented

Depending on the value of the shares, different process needs to be followed. Write to the RTA asking for the process and papers required to complete transmission to survivor (in case no nominee is mentioned, survivor or heirs can get the shares). Don't follow advice on the internet.
