Clearance rates have increased over the month and annually across the combined capitals (69.6%) and the combined regionals (52.7%). Across the combined capitals, this is the strongest run of clearance rates in two years, and across the combined regionals, the strongest since April 2022.

Australia’s vacancy rate is steady at 0.9% for the second month in a row – a consistency last seen in April.

For the first time since 2021, clearance rates have held above 70% for the second consecutive month across the combined capitals (71.1%) and above 60% across the combined regionals (60.5%).

Australia’s vacancy rate fell over the month, but remains higher than the tight conditions seen in late 2022 and early 2023. 

Clearance rates surged in June to 78.2% across the combined capitals and 66.8% across the combined regionals. All capital cities saw a monthly increase in clearance rates and are all higher annually.
