It's not advice. Just stating options as information if key in order to decide if buying a home is feasible or not. Rates are definitely higher than the past few years but they are still lower than the long term average of ~8% (although this is trending downwards). I don't have a crystal ball so I'm not going to tell people that rates are going to move in either direction.

Adding to this, first time homebuyers only need to put down 3% on conventional loans. While your rate will be higher it is an option. You'll have PMI until you have 20% equity in the home as well.

People need to shop around and even if you don't have a better quote you can always try to pressure your lender into covering fees or applying a concession if you're looking around. They want you to lock.
