  2. increase in population entering the market (the babies of baby-boomers leaving home exceeds the people dying of old age). this growth was independent of the zero immigration during that time

now that immigration has opened up, it will balance out the hit on affordability due to rising interest rates. i'm not sure the pressure is going to ease a significant amount.

i've noticed its performance in this regard this is one of its weakest aspects. its hopeless at critically navigating thru trope.
