We just backed out of a contract to purchase a house because the inspection was bad. We spent $700 on inspections and found all the stuff the seller lied about in the disclosure. He was suddenly an expert on everything when we called out his poorly done repair jobs. I wish people were more honest. We are really sad. Both agents sugar coated the cost of repairs and the only honest person was our inspector. He seemed really sad at how lazy the owners were and how poor of job the owners did on preventive maintenance. They are just letting their house rot away. It was a rental. The owners live in a house three times the price. I will be watching to see if they re list the house and if they update their disclosure
My wife and I attended an open house yesterday that we plan to put an offer on. Our agent spoke with the seller's agent last night who at the time advised that they had not received any offers. As noon today, our agent told us that the seller received two offers and was calling all best and final offers due today at 5pm. We were a little caught off guard by how suddenly that came out and how little time we were given to prepare an offer. Does this likely mean they likely received an offer way above asking price? Trying to figure out whether we should lose hope for this one. Thanks!
