Before you book an inspection, ask the company doing it, what they don't include in their inspection. The list is extensive.
One of the exclusions is they won't move anything. and when I say anything, I mean anything.
For example my son just purchased a house and the previous owners carefully placed a piece of cloth around the kitchen sink tap.
When we got the keys to the house the damage was clear the bench top was completely rotten at that point and beyond repair The cost of the new bench tops ~$800 plus installation.
The Agent assured us the aircons were working. The engineers report did not even look at them or turn them on. turns out one has a blown remote receiver.
In my opinion the list of exclusions for a report that costs in excess of $700 is so extensive as to be not worth it at all. most of the items detected could be picked up simply by viewing the property yourself at a more leisurely pace than during an open inspection.
