If you just want to cover the basics and have no interest in luxuries then I would pick a trade job (plumber, electrician etc).

There is always work available and at some point you can work for yourself which frees you from the 9-5 life.

Check what other houses are going for in your area, if everyone else has sold at around 250k then its obvious no one will even view yours at 290k.

The first day when you walk in and shut door...that feeling is amazing. All of it is yours.

The first night I had to sleep on the floor because the bed didn't arrive but it all felt like one big adventure. After years of landlords telling you what you can and cant do, you finally feel FREE.

You'll definitely spend an ungodly amount of time in B&Q, Homebase, Dunelm and B&M. Also, you will quickly learn to fix things yourself with the help of youtube and when you get it right the satisfaction is overwhelming.

Homeownership is like having a little piece of the world all to yourself.

No matter what anyone says you can't overplan for it, there is soo much to do, then when you move in so much more.

I would say be professional, make the meeting but take your sweet time going back home.

In the telecoms industry you'd be surprised just how many different people know each other, the last thing you need is your name being dragged through the mud by both a former company and client.

Your contribution to the sinking fund is taken automatically from within your service charge. Think of it like a piggy bank for your block.

Lets say there is 600k in there and a replacement roof costs 1 million, that means the management company will still need 400k to cover the cost. That remaining cost is split between all the leaseholder flats in the building.

If you want to save money separately then there's no stopping you. All it means is you will be better prepared for that bill (or will less likely need to arrange a payment plan to cover it).

I would caution against anyone buying ex-council as there is so much more you are liable for than just your block. Many of the shared areas of old council estates come under your lease like playgrounds, grass areas and even some access roads, paths and paving.

The management company should have a sinking fund for major works. Check your service charge statement, a portion of that service charge should be going into this fund.

Routine repairs and regular maintenance should NOT be coming out of the sinking fund, things like lights, lifts, doors, fire safety and bins are itemised separately in your service charge.

If there is no sinking fund for major works (or it has been depleted) then at some point in the future you will get a very large bill when something like the building roof needs replacing. It's an unlikely event in newer build flats but could still happen.
