So what's the advantage for a home buyer, if they are using a buyer's agent as opposed to a, you know, I guess this would be the dual agent?,
Exactly or exactly,
I represent the interests solely of the buyer.
Historically, the seller had representation by both. The agent brought the buyer to the house, then they be represented..., the seller would be represented by both agents.
So now, I just represent the buyers only. Again, their interests and making, everything smooth towards, the closing table for them.
Okay, so it might be kind of a, specialization issue. No other distractions, by needing to lease this house or, deal with these other issues.
Exactly.
Yeah. We are focusing on looking for the right house, you know, scheduling those showings, and then when we find one, it's the due diligence of getting, that to the closing table. Setting up inspections, contacting attorneys, everything that they need to make that,

Jim Enright: Hello, it's Jim Enright, the real estate and mortgage source at Chapelboro.com. Today, I have a great local expert interview with Connie Shuping, MBA. The purpose of these interviews at all times are to give you fantastic information that you can use in buying, selling or refinancing your home. And as always, I'll take every opportunity to grill, milk or sacrifice sacred cows so you get no-fluff information, that you can use today. Connie, what is the real estate situation today, or what should buyers expect realistically? I see contracts coming across where there are offers that are so low, I even can't believe it. If somebody is buying a house today, what is the realistic expectation that they should have?
Connie Shuping: Well, that's a great question and that is something that a lot of buyers don't have a handle on yet. We are in a down market, but the Triangle is doing much better than many areas of the country. What we're seeing in the MLS statistics is that there are longer days on market, there are more houses on the market in relation to the number of houses that sell, the houses that sell often have a lot of price drops. But when they sell, the average percentage of sale price to list price is still 96 to 97 percent, what it always was. I find that fascinating that that one statistic is the same. Now, the house may have undergone several price drops, but when it sold, it was on average between 96 to 97 percent of the asking price. So what that means is if you're buying a house, say if you find a house and you want to make an offer on it - and of course your agent can help guide you between the overpriced houses and the properly priced houses - if the house is priced rationally for the market we're in, they're not going to come down 10 or 20 percent, most likely. You can try, but if you go in too low, you run the risk of actually thwarting your chances to negotiate well.
Jim: So Connie, what this means is that if houses have been selling between 96 and 97 percent of their sales price, that means that's a realistic sales price that a seller has set and not the pie in the sky price. Just as, I guess that would be the flip side of buyers, who want to offer, "Here, let me buy your house at a 20 percent discount."
Connie: Right. That's true, when the house is properly priced. You still have houses that are overpriced. You still have agents who don't know what the price should be. You have sellers who don't know what the price should be. But on average, now that average is made up of houses that sell for, even in this market, 100 percent, multiple offers, we get them. But that average is also made up of people that sell their house for 92 percent or 90 percent of asking price. The best thing is to have a qualified agent who is knowledgeable about the market, who can help guide you to make a realistic offer, so that you don't go in too low and thwart your chances.

I represent the interests solely of the buyer.
Historically, the seller had representation by both. The agent brought the buyer to the house, then they be represented..., the seller would be represented by both agents.
So now, I just represent the buyers only. Again, their interests and making, everything smooth towards, the closing table for them.
Okay, so it might be kind of a, specialization issue. No other distractions, by needing to lease this house or, deal with these other issues.

Yeah. We are focusing on looking for the right house, you know, scheduling those showings, and then when we find one, it's the due diligence of getting, that to the closing table. Setting up inspections, contacting attorneys, everything that they need to make that,
a successful transaction,
Okay, And I guess one other thing, I know that I can remember,
I haven't heard of it lately, but I remember people talking about,
having knew, is there a conflict of interest? So having a buyer's agent,

So what's the advantage for a home buyer, if they are using a buyer's agent as opposed to a, you know, I guess this would be the dual agent?,
Exactly or exactly,
I represent the interests solely of the buyer.
Historically, the seller had representation by both. The agent brought the buyer to the house, then they be represented..., the seller would be represented by both agents.
So now, I just represent the buyers only. Again, their interests and making, everything smooth towards, the closing table for them.
Okay, so it might be kind of a, specialization issue. No other distractions, by needing to lease this house or, deal with these other issues.
Exactly.
Yeah. We are focusing on looking for the right house, you know, scheduling those showings, and then when we find one, it's the due diligence of getting, that to the closing table. Setting up inspections, contacting attorneys, everything that they need to make that,
a successful transaction,
Okay, And I guess one other thing, I know that I can remember,
I haven't heard of it lately, but I remember people talking about,
having knew, is there a conflict of interest? So having a buyer's agent,
will certainly eliminate that totally,

The purpose of these interviews at all times are to give you fantastic information that you can use in buying, selling or refinancing your home. And as always, I'll take every opportunity to grill, milk or sacrifice sacred cows so you get no-fluff information, that you can use today. Connie, what is the real estate situation today, or what should buyers expect realistically? I see contracts coming across where there are offers that are so low, I even can't believe it. If somebody is buying a house today, what is the realistic expectation that they should have?
Connie Shuping: Well, that's a great question and that is something that a lot of buyers don't have a handle on yet. We are in a down market, but the Triangle is doing much better than many areas of the country. What we're seeing in the MLS statistics is that there are longer days on market, there are more houses on the market in relation to the number of houses that sell, the houses that sell often have a lot of price drops. But when they sell, the average percentage of sale price to list price is still 96 to 97 percent, what it always was. I find that fascinating that that one statistic is the same. Now, the house may have undergone several price drops, but when it sold, it was on average between 96 to 97 percent of the asking price. So what that means is if you're buying a house, say if you find a house and you want to make an offer on it - and of course your agent can help guide you between the overpriced houses and the properly priced houses - if the house is priced rationally for the market we're in, they're not going to come down 10 or 20 percent, most likely. You can try, but if you go in too low, you run the risk of actually thwarting your chances to negotiate well.
Jim: So Connie, what this means is that if houses have been selling between 96 and 97 percent of their sales price, that means that's a realistic sales price that a seller has set and not the pie in the sky price. Just as, I guess that would be the flip side of buyers, who want to offer, "Here, let me buy your house at a 20 percent discount."
Connie: Right. That's true, when the house is properly priced. You still have houses that are overpriced. You still have agents who don't know what the price should be. You have sellers who don't know what the price should be. But on average, now that average is made up of houses that sell for, even in this market, 100 percent, multiple offers, we get them. But that average is also made up of people that sell their house for 92 percent or 90 percent of asking price. The best thing is to have a qualified agent who is knowledgeable about the market, who can help guide you to make a realistic offer, so that you don't go in too low and thwart your chances.
