Mr. Buffett discusses real estate, HomeServices of America and Berkshire Hathaway HomeServices, the new real estate franchise brand launching later in 2013.
In the video, Buffett, whom Forbes Magazine named the fourth richest person in the world in 2013 with a net worth of $53.5 billion, talked about the new brand set to roll out later this year. "When people are making a decision of the magnitude of buying a house," Buffett said in the video, "they want to know who they're working with."
Berkshire Hathaway HomeServices, which will be managed by a joint venture of HomeServices and Brookfield, HSF Affiliates LLC, unveiled its new branding last month, featuring the Berkshire Hathaway name prominently and a rich cabernet color.
Buffett, notorious for his frugality and simple tastes, revealed that this fall will mark 55 years that he's lived in his home in Omaha, Neb. Outside of two wedding rings, "it's the best investment I've made," he said.
His interest in long-term investments falls in line with the business philosophy he lays out in the video: "We want to be in the businesses that are going to be very enduring," Buffett said, "And real estate brokerage operations, they will be here 100 years from now."

In English common law, real property, real estate, realty, or immovable property is any subset of land that has been legally defined and the improvements to it have been made by human efforts: buildings, machinery, wells, dams, ponds, mines, canals, roads, etc. Real property and personal property are the two main subunits of property in English Common Law.
In countries with personal ownership of real property, civil law protects the status of real property in real-estate markets, where estate agents work in the market of buying and selling real estate. Scottish civil law calls real property "heritable property", and in French-based law, it is called immobilier.
The word "real" ultimately derives from Latin res "thing" and was used in Middle English to mean "relating to things, especially real property".
In common law, real property was property that could be protected by some form of real action,[clarification needed] in contrast to personal property, where a plaintiff would have to resort to another form of action. As a result of this formalist approach, some things the common law deems to be land would not be classified as such by most modern legal systems, for example an advowson (the right to nominate a priest) was real property. By contrast the rights of a leaseholder originate in personal actions and so the common law originally treated a leasehold as part of personal property.
The law now broadly distinguishes between real property (land and anything affixed to it) and personal property (everything else, e.g., clothing, furniture, money). The conceptual difference was between immovable property, which would transfer title along with the land, and movable property, which a person would retain title to.
In modern legal systems derived from English common law, classification of property as real or personal may vary somewhat according to jurisdiction or, even within jurisdictions, according to purpose, as in defining whether and how the property may be taxed.
Bethell (1998) contains much historical information on the historical evolution of real property and property rights.
A real estate bubble or property bubble (or housing bubble for residential markets) is a type of economic bubble that occurs periodically in local or global real estate markets. It can be identified through rapid increases in valuations of real property such as housing until they reach unsustainable levels and then decline.
The questions of whether real estate bubbles can be identified and prevented, and whether they have broader macroeconomic significance are answered differently by schools of economic thought, as detailed below. The financial crisis of 2007–2012 was related to the bursting of real estate bubbles around the world, which had begun during the 2000s.
Bubbles in housing markets are more critical than stock market bubbles. Historically, equity price busts occur on average every 13 years, lasts for 2.5 years, and result in about 4 percent loss in GDP. Housing price busts are less frequent, but last nearly twice as long and lead to output losses that are twice as large (IMF World Economic Outlook, 2003). A recent laboratory experimental study also shows that, compared to financial markets, real estate markets involve longer boom and bust periods.

So the interwebs lit up this week with more Zillow news! Blogs, media outlets and SM all talking about Zillow launching Real Estate.com. Even our friends at TNREP covered this last week. So it’s safe to say it pretty big news. Now, just about everyone that covered this story talked about the obvious, but of course being that we are the RE Source…we’re going to dive a little deeper than that. On the surface, it’s a millennial geared real estate search engine site. Similar to all the rest but with a twist. RealEstate.com gives buyers a new way to search for a home – by their preferred down payment and monthly mortgage payment. Also letting the borrower see their “all in cost”. To do so we are going to leverage an interesting, in your face blog post by Guerilla Realty and Matt Jones. Matt calls Zillow out, stating Zillow is no longer just in the real estate search business. Zillow will soon say “come to work for Zillow or Starve”. This next part is pretty in your face so I’m going to read his words verbatim: Again, his words not mine. Zillow will compete head to head with old legacy brands such as Century 21 and Coldwell Banker and even newer real estate giants like Re/Max and Keller Williams. There is one millennial technology company that is in the process of replacing an old legacy industry as we speak. Their name is Uber. What will the Uber-ization of real estate look like? I'll tell you. Zillow will capture the customer. Zillow will provide search tools for the customer to find their dream home. Zillow will provide all the disclosure forms, contracts, waivers, etc. Zillow will connect them with an online lender. Zillow will arrange for a home inspection. They'll just need you to show homes. Zillow will turn agents like you into glorified Uber drivers. Yikes, that’s tough to hear isn’t it? Now here’s the deal, I actually love his Uber-ization reference cause I used a similar term or analogy recently in Vegas during my talk. We called it being Amaz-on-ized! NOW….You may agree or disagree with Matt here but he’s right on one thing. Whether you call it uber-ization or being Amazonized this is the blue print for disrupting and revolutionizing an Industry. This plan has been executed several times before and now both Real Estate and Lending will have their battle with uberization. Here’s the bad news for everyone…so far their undefeated! (YIKES LOOK). Legacy Realtors and Lenders will be the first to bury their heads in the sand and say “it can’t be done”. Don’t do that. It can be done. It is being done. Now….They may not take over the entire industry but they will steal market share! I promise you that! #Uber, Amazon, NetFlix, Apple, Rocket Mortgage. Blogs, media outlets and SM all talking about Zillow launching Real Estate.com. Even our friends at TNREP covered this last week. So it’s safe to say it pretty big news. Now, just about everyone that covered this story talked about the obvious, but of course being that we are the RE Source…we’re going to dive a little deeper than that. On the surface, it’s a millennial geared real estate search engine site. Similar to all the rest but with a twist. RealEstate.com gives buyers a new way to search for a home – by their preferred down payment and monthly mortgage payment. Also letting the borrower see their “all in cost”. To do so we are going to leverage an interesting, in your face blog post by Guerilla Realty and Matt Jones. Matt calls Zillow out, stating Zillow is no longer just in the real estate search business. Zillow will soon say “come to work for Zillow or Starve”. This next part is pretty in your face so I’m going to read his words verbatim: Again, his words not mine. Zillow will compete head to head with old legacy brands such as Century 21 and Coldwell Banker and even newer real estate giants like Re/Max and Keller Williams. There is one millennial technology company that is in the process of replacing an old legacy industry as we speak. Their name is Uber. What will the Uber-ization of real estate look like? I'll tell you. Zillow will capture the customer. Zillow will provide search tools for the customer to find their dream home. Zillow will provide all the disclosure forms, contracts, waivers, etc. Zillow will connect them with an online lender. Zillow will arrange for a home inspection. They'll just need you to show homes. Zillow will turn agents like you into glorified Uber drivers. Yikes, that’s tough to hear isn’t it? Now here’s the deal, I actually love his Uber-ization reference cause I used a similar term or analogy recently in Vegas during my talk. We called it being Amaz-on-ized! NOW….You may agree or disagree with Matt here but he’s right on one thing. Whether you call it uber-ization or being Amazonized this is the blue print for disrupting and revolutionizing an Industry. This plan has been executed several times before and now both Real Estate and Lending will have their battle with uberization. Here’s the bad news for everyone…so far their undefeated! (YIKES LOOK). Legacy Realtors and Lenders will be the first to bury their heads in the sand and say “it can’t be done”. Don’t do that. It can be done. It is being done. Now….They may not take over the entire industry but they will steal market share! I promise you that! #Uber, Amazon, NetFlix, Apple, Rocket Mortgage. Today thanks to Student Edge we're gonna go inside a career and find out if it's the right job for you. Houses come in all shapes and sizes but have you ever thought about what's actually involved in selling one? Today we're at Altitude Real Estate to see if it's the right job for you. We're having a chat to someone who knows all about the real estate industry. Paul Tonich, director of Altitude Real Estate. Today we want to find out exactly what it takes to do what you do you. So do you reckon you can show us around? So Jesse, what you want to know? Well mate, you've won countless awards, I want to know exactly how you got to where you are. The age of 26 I was looking for a career change and I just purchased a properly a few years earlier and the real estate agent called me when he heard about that and said hey why don't you come have a look at real estate. It struck my interest I had a meeting with him and didn't look back. I think when i look back at why my results have been what they are it's my ability to communicate I really went out and met with some great people that showed me probably just a little tweaks you've gotta do to have the ability to win trust really quickly. We only get 45 minutes, obviously we've got to know our product and strategies but winning their trust is probably the best thing you can do to really step ahead in the career get away from the pack. So Paul I imagine being a real estate agent is just all about selling houses. No, it's a lot more than that. Really you get to see a broad part of society and when someone calls you they actually have a problem that you've gotta solve and usually it's coming off something that has happen in their life. Sometimes it's a death of a family member sometimes it's actually a job promotion or having kids or even a marriage breakup, and at the time you have to be able to, I suppose, relate to the people and actually absorb their pressure and stress or actually listen and actually know what they want and so part of it is not just actually pulling the property on the market it's actually understanding why. Okay Paul, so let's go behind the scenes I want you to take me through a normal day of a real estate agent. Yeah, firstly it's seven days away no matter what part of the career involved in you actually serve the public and you serve your clients so you know you can set a structure for the week but part of it is that we're reactive. The phone suddenly rings, you had four five things to do that day like getting marketing ready writing ads, you know, talking to the owners. You've always gonna be prepared you always going to be ready. It's one of the things that the elite people in this industry know, always be able to be contactable, always being on call and that's a really hard balance as you develop maybe getting married or having a family, of keeping that sustainable. Well mate it looks like there's a lot of hard work but there's also a lot of rewards. Yeah absolutely, it's probably the first opportunity that a lot of people get to open a business and in a business allows if you are a creative type that you got full autonomy of where you can take things, you've got the ability to be flexible with your time but there is huge financial rewards. Someone coming in to the industry that could actually work hard for the first couple years by year three or four they could be taking home anywhere between six hundred thousand to a million dollars a year and that's not totally unusual for elite performers. Okay Paul, so now it's time to give us the edge, I've got 3 question for you, what makes a good real estate agent? Huge energy to start with, great enthusiasm and the real ability to win trust with people. How do I become an agent and what qualifications do you need? You don't have to have gone through uni, you do need to be licensed so you do a course with the Real Estate Institute, but really there's a chance for traineeship, a lot of good agents are looking for personal assistants. After maybe two or three years those people develop into sales people themselves and build your own business. OK Paul, so if you can start again next week what's one thing you would do differently? I think I'd understand that I could have joined the industry earlier. When I did join i was 26 years of age, the average age of an agent was 57 and I had this perception that you maybe had to be old and grey to get credibility with owners. Nowadays at the age of 20 you can start as an agent, you just got to have drive and ambition. -

In the video, Buffett, whom Forbes Magazine named the fourth richest person in the world in 2013 with a net worth of $53.5 billion, talked about the new brand set to roll out later this year. "When people are making a decision of the magnitude of buying a house," Buffett said in the video, "they want to know who they're working with."
Berkshire Hathaway HomeServices, which will be managed by a joint venture of HomeServices and Brookfield, HSF Affiliates LLC, unveiled its new branding last month, featuring the Berkshire Hathaway name prominently and a rich cabernet color.
Buffett, notorious for his frugality and simple tastes, revealed that this fall will mark 55 years that he's lived in his home in Omaha, Neb. Outside of two wedding rings, "it's the best investment I've made," he said.
His interest in long-term investments falls in line with the business philosophy he lays out in the video: "We want to be in the businesses that are going to be very enduring," Buffett said, "And real estate brokerage operations, they will be here 100 years from now."

In English common law, real property, real estate, realty, or immovable property is any subset of land that has been legally defined and the improvements to it have been made by human efforts: buildings, machinery, wells, dams, ponds, mines, canals, roads, etc. Real property and personal property are the two main subunits of property in English Common Law.
In countries with personal ownership of real property, civil law protects the status of real property in real-estate markets, where estate agents work in the market of buying and selling real estate. Scottish civil law calls real property "heritable property", and in French-based law, it is called immobilier.
The word "real" ultimately derives from Latin res "thing" and was used in Middle English to mean "relating to things, especially real property".
In common law, real property was property that could be protected by some form of real action,[clarification needed] in contrast to personal property, where a plaintiff would have to resort to another form of action. As a result of this formalist approach, some things the common law deems to be land would not be classified as such by most modern legal systems, for example an advowson (the right to nominate a priest) was real property. By contrast the rights of a leaseholder originate in personal actions and so the common law originally treated a leasehold as part of personal property.
The law now broadly distinguishes between real property (land and anything affixed to it) and personal property (everything else, e.g., clothing, furniture, money). The conceptual difference was between immovable property, which would transfer title along with the land, and movable property, which a person would retain title to.
In modern legal systems derived from English common law, classification of property as real or personal may vary somewhat according to jurisdiction or, even within jurisdictions, according to purpose, as in defining whether and how the property may be taxed.
Bethell (1998) contains much historical information on the historical evolution of real property and property rights.
A real estate bubble or property bubble (or housing bubble for residential markets) is a type of economic bubble that occurs periodically in local or global real estate markets. It can be identified through rapid increases in valuations of real property such as housing until they reach unsustainable levels and then decline.
The questions of whether real estate bubbles can be identified and prevented, and whether they have broader macroeconomic significance are answered differently by schools of economic thought, as detailed below. The financial crisis of 2007–2012 was related to the bursting of real estate bubbles around the world, which had begun during the 2000s.
Bubbles in housing markets are more critical than stock market bubbles. Historically, equity price busts occur on average every 13 years, lasts for 2.5 years, and result in about 4 percent loss in GDP. Housing price busts are less frequent, but last nearly twice as long and lead to output losses that are twice as large (IMF World Economic Outlook, 2003). A recent laboratory experimental study also shows that, compared to financial markets, real estate markets involve longer boom and bust periods.

I would show up for role play at our real estate office and I would be the only one there...in the #1 office in our market with over 120 agents! Agents all want to be successful, but most of them are not willing to practice. We want to get listings and have sellers trust us and hire us, yet nobody wants to practice the skills that will make them great. I recognized then, that we were an industry of amateurs. 99% of agents will never do the work to become the best, but when you do, you just separated yourself from all the rest. And you can always expect, "YES."

So the interwebs lit up this week with more Zillow news! Blogs, media outlets and SM all talking about Zillow launching Real Estate.com. Even our friends at TNREP covered this last week. So it’s safe to say it pretty big news. Now, just about everyone that covered this story talked about the obvious, but of course being that we are the RE Source…we’re going to dive a little deeper than that. On the surface, it’s a millennial geared real estate search engine site. Similar to all the rest but with a twist. RealEstate.com gives buyers a new way to search for a home – by their preferred down payment and monthly mortgage payment. Also letting the borrower see their “all in cost”. To do so we are going to leverage an interesting, in your face blog post by Guerilla Realty and Matt Jones. Matt calls Zillow out, stating Zillow is no longer just in the real estate search business. Zillow will soon say “come to work for Zillow or Starve”. This next part is pretty in your face so I’m going to read his words verbatim: Again, his words not mine. Zillow will compete head to head with old legacy brands such as Century 21 and Coldwell Banker and even newer real estate giants like Re/Max and Keller Williams. There is one millennial technology company that is in the process of replacing an old legacy industry as we speak. Their name is Uber. What will the Uber-ization of real estate look like? I'll tell you. Zillow will capture the customer. Zillow will provide search tools for the customer to find their dream home. Zillow will provide all the disclosure forms, contracts, waivers, etc. Zillow will connect them with an online lender. Zillow will arrange for a home inspection. They'll just need you to show homes. Zillow will turn agents like you into glorified Uber drivers. Yikes, that’s tough to hear isn’t it? Now here’s the deal, I actually love his Uber-ization reference cause I used a similar term or analogy recently in Vegas during my talk. We called it being Amaz-on-ized! NOW….You may agree or disagree with Matt here but he’s right on one thing. Whether you call it uber-ization or being Amazonized this is the blue print for disrupting and revolutionizing an Industry. This plan has been executed several times before and now both Real Estate and Lending will have their battle with uberization. Here’s the bad news for everyone…so far their undefeated! (YIKES LOOK). Legacy Realtors and Lenders will be the first to bury their heads in the sand and say “it can’t be done”. Don’t do that. It can be done. It is being done. Now….They may not take over the entire industry but they will steal market share! I promise you that! #Uber, Amazon, NetFlix, Apple, Rocket Mortgage. So the interwebs lit up this week with more Zillow news! Blogs, media outlets and SM all talking about Zillow launching Real Estate.com. Even our friends at TNREP covered this last week. So it’s safe to say it pretty big news. Now, just about everyone that covered this story talked about the obvious, but of course being that we are the RE Source…we’re going to dive a little deeper than that. On the surface, it’s a millennial geared real estate search engine site. Similar to all the rest but with a twist. RealEstate.com gives buyers a new way to search for a home – by their preferred down payment and monthly mortgage payment. Also letting the borrower see their “all in cost”. To do so we are going to leverage an interesting, in your face blog post by Guerilla Realty and Matt Jones. Matt calls Zillow out, stating Zillow is no longer just in the real estate search business. Zillow will soon say “come to work for Zillow or Starve”. This next part is pretty in your face so I’m going to read his words verbatim: Again, his words not mine. Zillow will compete head to head with old legacy brands such as Century 21 and Coldwell Banker and even newer real estate giants like Re/Max and Keller Williams. There is one millennial technology company that is in the process of replacing an old legacy industry as we speak. Their name is Uber. What will the Uber-ization of real estate look like? Hi I'm Jessie. Today thanks to Student Edge we're gonna go inside a career and find out if it's the right job for you.
Houses come in all shapes and sizes but have you ever thought about what's actually involved in selling one? Today we're at Altitude Real Estate to see if it's the right job for you.
We're having a chat to someone who knows all about the real estate industry. Paul Tonich, director of Altitude Real Estate.
Today we want to find out exactly what it takes to do what you do you. So do you reckon you can show us around?
So Jesse, what you want to know?
Well mate, you've won countless awards, I want to know exactly how you got to where you are.
The age of 26 I was looking for a career change and I just purchased a properly a few years earlier and the real estate agent called me when he heard about that and said hey why don't you come have a look at real estate. It struck my interest I had a meeting with him and didn't look back.
I think when i look back at why my results have been what they are it's my ability to communicate I really went out and met with some great people that showed me probably just a little tweaks you've gotta do to have the ability to win trust really quickly. We only get 45 minutes, obviously we've got to know our product and strategies but winning their trust is probably the best thing you can do to really step ahead in the career get away from the pack.
So Paul I imagine being a real estate agent is just all about selling houses.
No, it's a lot more than that. Really you get to see a broad part of society and when someone calls you they actually have a problem that you've gotta solve and usually it's coming off something that has happen in their life. Sometimes it's a death of a family member sometimes it's actually a job promotion or having kids or even a marriage breakup, and at the time you have to be able to, I suppose, relate to the people and actually absorb their pressure and stress or actually listen and actually know what they want and so part of it is not just actually pulling the property on the market it's actually understanding why.
Okay Paul, so let's go behind the scenes
I want you to take me through a normal day of a real estate agent.
Yeah, firstly it's seven days away no matter what part of the career involved in you actually serve the public and you serve your clients so you know you can set a structure for the week but part of it is that we're reactive. The phone suddenly rings, you had four five things to do that day like getting marketing ready writing ads, you know, talking to the owners. You've always gonna be prepared you always going to be ready. It's one of the things that the elite people in this industry know, always be able to be contactable, always being on call and that's a really hard balance as you develop maybe getting married or having a family, of keeping that sustainable.
Well mate it looks like there's a lot of hard work but there's also a lot of rewards.
Yeah absolutely, it's probably the first opportunity that a lot of people get to open a business and in a business allows if you are a creative type that you got full autonomy of where you can take things, you've got the ability to be flexible with your time but there is huge financial rewards. Someone coming in to the industry that could actually work
hard for the first couple years by year three or four they could be taking home
anywhere between six hundred thousand to a million dollars a year and that's not totally unusual for elite performers.
Okay Paul, so now it's time to give us the edge, I've got 3 question for you, what makes a good real estate agent?
Huge energy to start with, great enthusiasm and the real ability to win trust with people.
How do I become an agent and what qualifications do you need?
You don't have to have gone through uni, you do need to be licensed so you do a course with the Real Estate Institute, but really there's a chance for traineeship, a lot
of good agents are looking for personal assistants. After maybe two or three
years those people develop into sales people themselves and build your own
business.
OK Paul, so if you can start again next week what's one thing you would do differently?
I think I'd understand that I could have joined the industry earlier. When I did join i was 26 years of age, the average age of an agent was 57 and I had this perception that you maybe had to be old and grey to get credibility with owners.
Nowadays at the age of 20 you can start as an agent, you just got to have drive and ambition.

So Jesse, what you want to know?
Well mate, you've won countless awards, I want to know exactly how you got to where you are.
The age of 26 I was looking for a career change and I just purchased a properly a few years earlier and the real estate agent called me when he heard about that and said hey why don't you come have a look at real estate. It struck my interest I had a meeting with him and didn't look back.
I think when i look back at why my results have been what they are it's my ability to communicate I really went out and met with some great people that showed me probably just a little tweaks you've gotta do to have the ability to win trust really quickly. We only get 45 minutes, obviously we've got to know our product and strategies but winning their trust is probably the best thing you can do to really step ahead in the career get away from the pack.
So Paul I imagine being a real estate agent is just all about selling houses.
No, it's a lot more than that. Really you get to see a broad part of society and when someone calls you they actually have a problem that you've gotta solve and usually it's coming off something that has happen in their life. Sometimes it's a death of a family member sometimes it's actually a job promotion or having kids or even a marriage breakup, and at the time you have to be able to, I suppose, relate to the people and actually absorb their pressure and stress or actually listen and actually know what they want and so part of it is not just actually pulling the property on the market it's actually understanding why.
Okay Paul, so let's go behind the scenes
I want you to take me through a normal day of a real estate agent.
Yeah, firstly it's seven days away no matter what part of the career involved in you actually serve the public and you serve your clients so you know you can set a structure for the week but part of it is that we're reactive. The phone suddenly rings, you had four five things to do that day like getting marketing ready writing ads, you know, talking to the owners. You've always gonna be prepared you always going to be ready. It's one of the things that the elite people in this industry know, always be able to be contactable, always being on call and that's a really hard balance as you develop maybe getting married or having a family, of keeping that sustainable.
Well mate it looks like there's a lot of hard work but there's also a lot of rewards.
Yeah absolutely, it's probably the first opportunity that a lot of people get to open a business and in a business allows if you are a creative type that you got full autonomy of where you can take things, you've got the ability to be flexible with your time but there is huge financial rewards. Someone coming in to the industry that could actually work
hard for the first couple years by year three or four they could be taking home
anywhere between six hundred thousand to a million dollars a year and that's not totally unusual for elite performers.
Okay Paul, so now it's time to give us the edge, I've got 3 question for you, what makes a good real estate agent?
Huge energy to start with, great enthusiasm and the real ability to win trust with people.
How do I become an agent and what qualifications do you need?
You don't have to have gone through uni, you do need to be licensed so you do a course with the Real Estate Institute, but really there's a chance for traineeship, a lot
of good agents are looking for personal assistants. After maybe two or three
years those people develop into sales people themselves and build your own
business.
OK Paul, so if you can start again next week what's one thing you would do differently?
I think I'd understand that I could have joined the industry earlier. When I did join i was 26 years of age, the average age of an agent was 57 and I had this perception that you maybe had to be old and grey to get credibility with owners.
Nowadays at the age of 20 you can start as an agent, you just got to have drive and ambition.

If you buy a 4-unit deal, the goal is to improve the property and increase the rents so that the cash returns are better and you can sell the place higher. This is multi-family apartment flipping. Don’t stay in a 4-unit deal, you might make $600 a month, but it’s not worth the headache, you should just get better at the job you have if you need $600. If you do the 4-unit deal, you want to flip it. Remember, bigger deals are less risky because you have more doors.
