Cinema, supermarket, childcare and gym to replace inner-city warehouses

A business park developer wants to demolish a row of inner-city warehouses to create an "urban plaza" with a cinema, supermarket, rooftop bar, childcare centre and gym, along with three commercial towers.

Office Park Developers submitted its development application to Brisbane City Council last Monday proposing the Valley Live development at 66-98 Montpellier Road, Bowen Hills.

OPD did not respond to Fairfax Media's phone calls, but the assessment report submitted as part of its application to the council showed its four-stage plans for the 1.56 hectare site.

The application proposed four buildings, three towers and one other building, to a maximum of eight storeys built around a central communal space. 

The site is occupied now by four warehouses and retail showroom buildings including Australian Red Cross, Tradelink, Mercedes-Benz, Crossfit Trojan gym and a car workshop.

The assessment report submitted to council as part of the application said the development would create a vibrant precinct both day and night. 

"The proposal will consist of four buildings set around a central urban plaza with retail activation along the Montpelier Road frontage and urban plaza," the report said.

Stage one of the development is proposed to include the podium and building four and deliver the gym, cinema, supermarket, childcare centre and food and drink outlets while stages two to four are proposed to bring the commercial office space totalling more than 35,000 square metres.

The total ground-floor area for the retail and commercial space across the four buildings is about 46,500 square metres.

A previous development application was submitted over the site in February, 2016, proposing five residential towers, but this was withdrawn in March this year. 

A council spokesman said the assessment process had not started, as more documentation was required. 

"Applications for redevelopment of sites along Montpelier Road will need to provide adequate parking and traffic management, due to the existing high volumes of vehicles using Montpellier Road," he said. 

The assessment report stated the development would provide 732 car parking spaces, 12 of which will be disabled parking spaces as well as 190 bicycle parking spaces.
