A property’s prestige and value is mostly determined by its location. In this article, we will look at some of the prime and upcoming locations for commercial and residential properties in the country.

Kuala Lumpur City Centre (KLCC)

KLCC covers Jalan Ampang, Jalan P. Ramlee, Jalan Pinang, Jalan Kia Peng and Jalan Binjai. Designed to be a city within a city, KLCC hosts many prime commercial properties such as shopping malls, hotels, offices and retail space including the iconic Petronas Twin Towers.

The area is also dotted with luxury condominiums which include The Binjai, Four Season Residence, 2 Hampshire and The Meritz. The well-developed road networks and transportation system in KLCC ensure easy accessibility. Being the business, shopping and entertainment hub of the city, the properties in KLCC are highly valued and very much sought after.

Petaling Jaya and Damansara

Petaling Jaya achieved city status in June 2006. It continues to serve as one of the central hubs of Klang Valley for industrial development. Hence, this township features many commercial properties such as factories, warehouses, shopping malls, office buildings and shop lots.

Originally developed as a satellite township for Kuala Lumpur, Petaling Jaya consists of many mature neighbourhoods housing a wide variety of residential properties. With its dense population, such properties are in high demand and can fetch a good price.

Damansara is dubbed as the Golden Triangle of Petaling Jaya. Some of the more established neighbourhoods in the area include Damansara Utama, Bandar Sri Damansara, Bandar Utama and Damansara Perdana.

There are many commercial properties in Damansara including shopping malls, offices, retail shops and industrial lots. Residential properties from terraced houses to luxury condominiums are featured in the area. With excellent connectivity and amenities, property prices are on the rise and demand remains high.

Outskirts of Kuala Lumpur

With the increasing scarcity of land in the city centre, many developers are building properties in the outskirts of Kuala Lumpur. One of these upcoming areas is Kepong. This township has excellent connectivity to the city and the rest of the state via major roads and highways such as LDP, MRR2, Jalan Kuching and Jalan Ipoh.

Notable neighbourhoods in Kepong include Bandar Menjalara, Desa Aman Puri, Metro Prima and Desa Park City. This area is well-developed with a good mix of commercial and residential properties which are relatively new and command good prices.

Penang Island

As the fourth-largest island in Malaysia, Penang Island retains the old world charm and yet enjoys the perks of modern development. The highly urbanised eastern side of the island offers a wide variety of industrial, commercial and residential properties.

George Town, its historical capital, was inscribed as a UNESCO World Heritage Site in 2008. The island’s beautiful beaches and famous street food draws many tourists. It is also attracting many foreigners to settle there, which in turn pushes up the demand and value of properties on the island.

Ipoh

Another property gem is Ipoh. This city has seen much development through industrialisation and commercialisation after the tin mines closed down. It features old architecture amidst modern structures.

Today, it is a popular ground for many commercial properties such as shopping malls, offices and shop lots. There are also many high-rise as well as landed residential properties. It is a popular choice for property investors due to its strategic location between Kuala Lumpur and Penang.
