The home
A quick turn in and along the driveway and you cannot help be struck at once by the presence of the architecturally designed six bedroom home. Constructed in 1994 of distinctive Armidale blue brick and widespread use of Australian hardwood timbers, the two storey home nestles against the forest on a knoll in the south west of the property, and enjoys commanding views north and east across the private valley.

Working grazing property
As mentioned, “Wyatts Creek” is a working cattle grazing property. Fencing on the property is secure and the majority in good condition, with mostly plain and barb wire plus some hinge-joint. The layout of the paddocks is such that mustering is simple, with the paddocks leading toward the well designed steel and timber yards. These yards have excellent access for livestock trucks.
Near the yards is the main Colourbond shed, also built in 1994. It is fully secured and has two double height roller doors plus a sliding door. There are two galvanised tanks connected to the shed, a molasses tank and a diesel tank.

Typically, Wyatts Creek runs about 130 breeders including cows and calves, and retained heifer replacements. Pastures include phalaris, cocksfoot, fescue and clovers, along with a variety of native and naturalised species. “Wyatts Creek” is well watered by 12 stock dams, 5 water troughs (1 decommissioned) and of course, the springfed mountain stream that is Wyatts Creek, which meanders north to south through the property. Other springs and creeks provide additional stock water.

Rainfall on the Eastern Fall is summer dominant. The area benefits from an easterly weather influence coming up from the coast and nearby Jeogla Station (Bureau of Metrology) has long term records demonstrating an average annual rainfall of 941 mm (37 inches).

It is estimated that about 290 hectares are arable, and as such pastures could be further improved and productivity increased. Native timber on the property is a significant resource with a Forest Valuation undertaken in June 2013 putting an estimated total value approximately $225,000 plus GST. Millable species include Stringybark, Messmate, Sydney Blue Gum, White Gum and Tallowwood.

Agents’ comments
The current enterprise on “Wyatts Creek” utilises Occupational Permits to seasonally graze 6,390 hectares of the neighbouring Styx River Forest area. Whilst not directly offered for sale with the property, the vendors offer to facilitate the transfer or reissuing of these permits to the successful buyer, subject to relevant approvals.
