Another inner north record has tumbled with the sale of an executive knock-down rebuild in O’Connor for $2.25 million.

The house at 15 Mulga Street in O’Connor sold in post-auction negotiations on Tuesday via Luton Properties directors Richard Luton and James Carter.

It tops the previous suburb record of $2.2 million, set in 2015 for the sale of 20 Boobialla Street.

It is the fourth suburb record broken in the inner north this year and the ninth Canberra wide.

More than 200 groups inspected the four-bedroom home during the course of the campaign and Mr Luton described it as a “showpiece of the inner north”.

Set on a 732-square-metre block, the lavish property includes high-tech features such as home automation, LED-lit front steps and top-of-the-range appliances in the kitchen.

It is finished with walls of marble, custom joinery, spotted gum floorboards and expansive double-glazed windows.

Mr Carter said the former working class suburb has become a hotspot for knockdown-rebuilds.

“O’Connor has become the Yarralumla of the inner north,” Mr Carter said.

“You’ve still got quite large blocks. It’s been going through a magnificent transformation over the past couple of years and there’s more to come.”

Mr Carter, who also sold a record-breaking house in Braddon in March, said new infrastructure in the inner north was boosting sales.

“People are really enjoying how they’re seeing the CBD transform with local precincts and all those wonderful facilities at the doorstep,” he said.

Number 24 Farrer Street in Braddon broke the suburb record, selling for $1.8 million.

The Ainslie suburb record was smashed in February with the sale of 242 Duffy Street for $1,975,000.

The reserve-side property sold through LJ Hooker Dickson principal Stephen Bunday in post-auction negotiations.

It broke the previous suburb record of $1.8 million, which was set in 2015 for the sale of 53 Duffy Street.

Downer’s suburb record was smashed twice in March, with the sale of 96 Melba Place for $1,008,500. 18 Burn Place sold for $1,080,300 just days later.

“I think we’ll see a lot more suburb records and a lot more quality homes brought to the market this year,” Mr Carter said.
