Rents are set to rise by a hefty 25 per cent over the next five years, according to a new survey. The Royal Institution of Chartered Surveyors said the lift in rates would be triggered by landlords decreasing their portfolios, leaving tenants to compete over a smaller pool of properties. Recent stamp duty hike for landlords and other tax changes have started to diminish the attractiveness of buy-to-lets as potential investments.

In opening deals the FTSE 100 index gained just 2 points at 7,191.1, having finished flat yesterday. The week so far has been dominated by oil prices after an increase in US crude inventories and a slump in Chinese demand implied that global markets remain oversupplied despite OPEC-led efforts to cut output. But this morning oil prices are on the mend after oversupply concerns prompted a dip in recent sessions. Brent crude is up 0.8 per cent at $55.55 a barrel after hitting a three week low of $54.44. NS&I slashes rates and cuts prizes on Premium Bonds

NS&I;'s popular Premium Bonds currently pay out tax-free monthly prizes at an equivalent rate of 1.25 per cent a year of the money held in them, but from 1 May that will be reduced  to 1.15 per cent. The cuts will mainly fall on the £50 and £100 prizes, which will tumble from 141,900 per month to an estimated 41,458 - meaning 70 per cent fewer of these prizes will be won.

Even after recent rises, however, wholesale prices are 18 per cent lower than they were three years ago, while Npower's average bill is 4  per cent higher (£1,187 compared to £1,142 in January 2014).

Some 7% of those approached have accessed some or all of their pension as cash as a result of being contacted by phone, email or letter, the survey by Phoenix Group found.

Rate rise needed soon to stop inflation says Forbes 

Kristin Forbes signaled she was inching closer to voting for a rate hike after becoming increasingly 'uncomfortable' with surging inflation given the economy's resilience since the Brexit vote. She said the UK's impressive performance since last June has made it 'increasingly difficult' to justify keeping rates at the record low of 0.25 per cent with inflation predicted to surge close to 3 per cent next year.

A report by the Financial Ombudsman Service says some banks are automatically refusing home loans to customers in their 60s and 70s, even if they have the means to pay.

Santander has also removed its minimum income requirement to qualify for an interest-only mortgage from a previous threshold of £50,000.
