Mr. Rajesh Ahuja In my view , there will be a downward price correction of at least 20% . Those who have already invested , will have to wait for at least 2/3 years , just to recover their investment.

Prashant Nath Demonetization will bring burden to unsold inventory of builders. Builders used to hold 15% of their flats to sell during last stage of construction, at cash or demand premium to market price. Builders will have to sell their inventory at discount to market price to meet their operating cost in running projects. It will bring overall correction in market prices. If you have already invested and your vision is long term stay invested. This market is now not good for short term investors, so they should exit at whatever loss. However its the shopping time for Real Estate Funds...

Pankaj Saraogi Well...demonetisation has indeed struck at a very wrong time, realty was already under pressure for the last 2-3 years but lately there were green shoots of recovery in industrial and commercial segment, however demonetisation has upset the apple cart. Due to demonetisation , not only the consumption story of indian economy gone for a toss but also the confidence of the investors has evaporated overnight. Firstly Cash economy in totality has been inflicted a body blow, cash and cash economy has crashed. Therefore all the realestate domains where cash was involved(ie residential land, luxury floors , farmhouses) will see a huge slump, no doubt the prices will come down by atleast 30% from here but even then the segment will find no buyers. The other realty domain ie Commercial and Industrial will not see such huge price correction, but since these 2 verticals are dependent on economic activity, they too will be huge slump. However, due to demonetisation , there will be rise in the official income of the people , thereby making them eligible for higher home loans, also there will be a definite drop in interest rates (atleast 1.5%) thereby making realty attractive for actual users. For the actual users the next 18 months is going to be once in a life time opportunity. With the exit of cash investors, there will come more professionalism in the realty trades , the customer will demand better brokerage services, there will be advent of banks acting as brokers on a large scale , you can even see law firms acting as realty consultants and brokers in future. With the entire trade becoming cash less, we will see more dominance of Private Equity funds and REITS in the realty market. All in all, after about 18months of pain and structural adjustments, it is going to be better business days for the realestate industry

Shravan There is never a wrong time to do the right thing. What is happening is being done for a better future as we all know that Real estate market was already at a low since the past 4 years People who had black money was scared even before demonetization and the investment had dropped the people who showed interest in purchasing were mostly end users rather than Investors. As per my knowledge demonetization will not effect buyers from the middle and lower end but will surly effect the high end buyers who used to find real estate as a way to save their dirty money. With so much money going in the government kitty the interest rates of banks may also be lowed hence helping end users to buy a better place .All in all its a good work for a better future as they rightly say Pain now and then pleasure and every cloud has a silver lining in the next few months real estate will be much better than the past four years hats off to our prime minister Mr Narendra Modi.
