A HOME just a few hundred metres from Lilydale Lake has been snapped up in less than a week, in the middle of the summer holiday season.

McGrath Croydon sales agent Simon Keele said the property at 2 Reece Court, Lilydale sold for $870,000 on December 30, after its campaign attracted immediate interest.

“We put it on the internet the night before Christmas, thinking there’d be a few people looking,” he said.

“At the first open for inspection we had 13 groups through, three offers were submitted and the property was sold by that Friday.”

Mr Keele said the sale was one of the higher prices to be achieved in that area.

“It was a great result,” he said.

Mr Keele said the buyers, from Wonga Park, had been most attracted to the property’s position in Lilydale Lakes Estate.

“It was location, no doubt — it was in a court, and close to Lilydale Lake,” he said.

“It’s a lifestyle estate, that area, being close to the lake and great schools.”

The home had an open-plan living and dining area, a modern kitchen and outside was a solar-heated pool with decking and built-in lighting.

Surrounded by decked areas, the solar-heated pool was the centrepiece of the rear yard.

While Lilydale may have once been associated with rural properties, the home represented the kind of property many buyers now sought in the area, Mr Keele said.

“A lot of people are looking for a single-level, four-bedroom, two-bathroom home with a modernised kitchen,” he said.

The suburb’s rail transport made a move there an option for many incoming buyers, Mr Keele added.

“People seem to be following the train line,” he said.

The Lilydale median house price rose 16.1 per cent in the 12 months to October 2016 to reach $602,500 according to CoreLogic, just behind the region’s top performer for growth, Croydon, at 16.4 per cent.

Mr Keele said Lilydale’s price growth could in part be attributed to that of surrounding areas and because it offered good affordability compared to some of its neighbours.

“Lilydale is piggybacking off the success of Croydon,” he said.

“Lilydale is a second homebuyer market now.”
