Open Question
My agent say he will be representing my interest but end up every time delegated to other team members (only turn up once.) What can I do under such circumstances ? When I question , he will try to up sell his partner is also very experienced but I know I am just being given the guy who happen to stay near. After such experience, does it make sense to find someone who advertise specialized in the district ? Is requesting for my agent to be my single point of contact too much to ask for ?

Hi friend,

It all depends on how that agent(s) works.

For me, I would want to be the only Point of contact. After all, you are my client, and I want to handle all queries and showing myself.

Some agents work in a team. They help one another.

There will be time where requests for viewing clash.
I will always handle them myself and schedule accordingly.
I believe all buyers/sellers/tenants/landlords will understand and prefer to talk to ONE person than to meet different team members every other time.

Talk to your agent on this. If you are not comfortable with the way he works, and he is not prepared to heed to your request, then it is time to change agent.

Agent/ Client relationship, like all relationships, is one where both parties are comfortable talking/working together.

Dear Sir/Mdm,

You may want to address this issue with your salesperson. It is important that the person who knows the property and area well be present for the viewing and not the person who is staying nearby. Someone who has the necessary knowledge will be able to up sell the property and help you to achieve the best possible price.

Since your salesperson is collecting a fee from you, it is natural that he should be the single point of contact for your property. Do not be shy to contact him or her!

Hi,

If you are not comfortable with the arrangement and feel that the service standards is not professional enough and within your expectations, you might want to have a discussion with him about that and see how it pans out. Most successful transactions can only proceed when there's a certain amount of rapport between client and realtor. I do agree with you that if from the start you have made clear that you are engaging only one, he/she should respect that and see through the commitment. Thanks and hope it turns out well for you.
