The 17-year-old from Cairns was taken to Gold Coast University Hospital in a stable condition with a suspected fractured pelvis after the fall at Trilogy Surfers Paradise about 3am on Thursday.
A friend of the young man told Nine News it was "pretty scary".
"My mate just ran inside and said that Kai had fallen off the balcony so we went outside and looked down and he was just screaming, there was glass everywhere," he said.
"We went and told the security guard and the guard took us down and there was just blood everywhere."

A spokesperson for Trilogy Surfers Paradise declined to comment.
Two schoolies and two 16-year-old boys have also been caught balcony hopping in the early hours of Thursday morning.
