Homebuyer waits for post-auction buy at Winston Drive, Doncaster
HOMEBUYERS in one of Melbourne’s eastern suburbs have taken to pursuing properties after the home has passed in.
On November 5 a 21 Winston Drive, Doncaster, notched a $1.65 million sale price with a local planning to upsize to the four-bedroom house on 650sq m, according to Philip Webb sales manager Anthony Webb.
Mr Webb noted the result emerged shortly after the home passed in, and added having buyers waiting to negotiate after auction was becoming more common.
“A lot of people are really sitting back and waiting at auctions,” Mr Webb said. “There are homes being passed in on a vendor bid and you are negotiating with three or four people after.”
He said smart buyers made a bid and negotiated exclusively.
But the approach won’t work with all sales.
There was no waiting at 1/107 Foote St, Lower Templestowe, which went to auction on the same day.
The three-bedroom unit sold under the hammer for $655,000 against a reserve price of $580,000.
“It was in a really good place in the market at the moment, there’s not a lot of property in the market like that,” Mr Webb said.
