A FRANKSTON South house at 26 Rosedale Grove has sold $120,600 above expectations.

The property on a large 2700sq m block changed hands privately for $1,020,600, with the price driven by five strong offers, Ash Marton Realty director Ash Marton said.

The four-bedroom house sold in late October to a buyer from Bentleigh who had missed out on another property down the road.

He was determined to move into the street and bought the original home set on a block opposite a reserve, Mr Marton said. It had a spacious lounge and dining room, a well-appointed kitchen, sun room and an outdoor entertaining area looking over the pool and garden.

Also sold for a stunning price was 4 Adina Court, Frankston, which fetched $455,000 at a November 5 auction.

While the price may seem modest, it gave the owners $120,000 above the $355,000 reserve price, UFirst Frankston director Juan Merchan said.

He added the auction had been brought forward by a week at the seller’s request because of the strong interest on the property.

The move paid off as 10 bidders competed for the property and the price soared well past its reserve. A crowd of 80 people also turned up for the auction. The house was on a generous 699sq m block close to amenities.
