Twenty-three homeowners in the inner-west Sydney suburb of North Strathfield have followed those in Sydney's growing northwest and lower north shore and banded their homes together for sale at a price of about $90 million.

The homes at 1-5 & 9-19 Brussels Street, 126-134 George Street, 2-4 & 8-20 Mena Street make up a 1.3-hectare site.

The 23 individually titled properties are  zoned low density residential and it is 500 metres to the North Strathfield train station.

The sale of the site will be conditional on the proposed rezoning changes for the whole site.

"This is one of the first sites of this size that has been offered for sale in the Inner West precinct," JLL's Michael Binskin who is marketing the property with Sam Brewer and Dylan McEvoy, said.

"What will make it a really compelling offering for developers is the scope of the site. Its location near transport, schools, retail, entertainment and leisure facilities, such as the thriving Bakehouse Quarter and Sydney Olympic Park, all add to this."

Since the residential boom started in 2012, many houses in Castle Hill and St Leonards have successfully sold in one line, providing sellers with a 100 to 200 per cent premium return.
