Dingman Township, Pike County, Pennsylvania
Dingman Township is a township in Pike County, Pennsylvania, United States. The population was 11,926 at the 2010 census. The Township was created in 1832 and named in honor of Judge Daniel Westbrook Dingman.
History
The Callahan House, Minisink Archeological Site, and Gifford Pinchot House are listed on the National Register of Historic Places.
Geography
According to the United States Census Bureau, the township has a total area of 59.9 square miles (155 km2), of which, 58.2 square miles (151 km2) of it is land and 1. square mile (2.6 km2) of it (2.92%) is water.
Demographics
As of the census of 2010, there were 11,926 people, 4,185 households, and 3,304 families residing in the township. The population density was 204.9 people per square mile (79.4/km²). There were 5,346 housing units at an average density of 91.9/sq mi. The racial makeup of the township was 91.7% White, 3.4% African American, 0.3% Native American, 0.8% Asian, 0.1% Native Hawaiian or Pacific Islander, 1.6% from other races, and 2% from two or more races. Hispanic or Latino of any race were 8.8% of the population.

What is a Short Sale?
A short sale is an agreement in which your mortgage lender agrees to accept a payoff on the loan for less than the balance. Many lenders agree to a short sale because they receive more of the loan balance in comparison to the amount they would gain from selling the property following a foreclosure. This process also aids in maintaining home values in the community the property is located and helps the homeowner maintain a better level of credit compared to a foreclosure.
Whether a lender chooses to foreclose or agrees to a short sale, the lender is taking a loss. In many instances, lenders take less of a loss with a short sale, and can cut its losses faster then what is required to foreclose. Foreclosure is usually a last resort for everybody. Remember, a lender is in the business of making loans, not owning and managing properties.
Short Sale Process
Most lenders have a short sale package containing documents that the seller must submit in order to have the short sale approved. Such documents include: hardship letter from seller/borrower explaining why the short sale is necessary, seller's financial statement, two most recent pay stubs, two most recent bank statements, two most recent tax returns, copy of an Agreement of Sale with buyer, copy of proposed settlement statement (HUD-1) demonstrating net monies to the lender. Once the package is submitted to the lender, a negotiator is assigned to the file who handles the short sale on behalf of the lender through closing.

As I rode into Tombstone on my horse, his name was Mack

He finally arrested Freak, and then he sent for me

It didn't take them long to try him in their court of law
He was guilty then of "Thinking", a crime much worse than all
They sentenced him to die, so his seed of thought can't spread
And infect the little children, that's what the law had said
So the hangin' day came 'round, and he walked up to the noose
I pulled the lever, but before he fell I cut him lose
They called it a conspiracy, and that I had to die
So to close our mouths and kill our minds, they hung us side-by-side
