We just got some information in on some housing statistics for September, 2012, that I'd like to share with you. In Moraga, there are actually in September eight active homes for sale. There were 11 homes pending, and there were nine homes that sold in September, 2012. Year-to-date there were 114 homes sold in Moraga. As far as average sales price is concerned, year-to-date for 2012, the average sales price was $1 million, just a bit over $1 million. Year-to-date for 2011, the average sales price was $893,000, so that's a huge increase. We're seeing over a 10% increase year over year of the average sales price of single family residence in Moraga. So, even on that upper end, it shows that there's still a lot of demand for houses and quite a few buyers, not a lot of inventory. That's good news. We're seeing year over year, prices are going up.
