The weather is beginning to cool, but the city’s residential real-estate market plans to continue its hot streak. That’s right, house-hunters — dozens of condos and rentals will debut this season. Looking to nab a sweet pad? From the Upper West Side to Williamsburg, there are plenty of new buildings to choose from. Read on.

Starchitect Renzo Piano’s first NYC residential development, at 565 Broome St., marked a major milestone when sales launched this week. Piano, who famously designed the new Whitney Museum in the Meatpacking District, has sculpted a glassy tower with 115 luxe lairs, where prices range from just under $1 million to over $20 million.

The units span studios to four-bedrooms — and some of them sport terraces and private saltwater pools. Those who can’t take a dip in their home will have access to a shared 55-foot lap pool, as well as a gym, yoga studio, automated parking and a landscaped lounge with a library and bar.

Bizzi & Partners Development, along with Aronov Development and Halpern Real Estate Ventures, are the property’s co-builders.

This 10-unit Soho condominium designed by Annabelle Selldorf made headlines in 2014 with its million-dollar parking spots — yes, parking spaces for $1 million apiece. Well, two years on, the project finally kicked off sales this week with asks from $8.25 million. The seven-story building has nine three-bedroom spreads and a five-bedroom penthouse. As for amenities, there’s a car elevator that leads to that pricey parking area, with an electric-car charging port at each space, a terrarium art installation by Paula Hayes in the lobby, and private storage rooms.

FINANCIAL DISTRICT

A glassy 88-story building, designed by Rafael Viñoly at 125 Greenwich St., begins pre-sales next month. (Michael Shvo, the real state honcho who was just indicted on tax-evasion charges, remains part of the development team.) However, details on this 273-unit Financial District property are scant. Prices, unit features and amenities are not available, though we hear the latter will span three floors. What’s for certain is this 898-foot tower is located a stone’s throw from luxury shops and eats at the newly opened Westfield World Trade Center mall inside the Oculus-sporting PATH station, the same perks at Brookfield Place and 10 different subway lines.

FAR WEST SIDE

15 Hudson Yards

Earlier this month, the 285 market-rate condos at 15 Hudson Yards hit the market; it’s the first purely residential building in the West Side megadevelopment. (The 88-story tower, designed by Diller Scofidio + Renfro and Rockwell Group, also contains 106 units of affordable rentals.) Prices span from about $2 million to a cool $30 million for the full-price homes, whose features include high ceilings, white oak flooring, Miele appliances in the chef’s kitchens and wide views of the Hudson River and city skyline. Hudson Yards’ 28-acre expanse, which is being built atop a platform over the West Side rail yards, will also house a large shopping center with the city’s first Neiman Marcus and a venue for the arts.

LOWER EAST SIDE

One Manhattan Square

Manhattan’s Lower East Side, an area long known for its stock of run-down tenements, is booming with luxury real estate development. Among the ritzy new buildings is Extell Development’s One Manhattan Square — an East River-fronting tower with 815 homes located at 252 South St. Sales begin in October. Adamson Associates Architects designed its glassy exterior; Meyer Davis Studio, which has outfitted Oscar de la Renta shops in four cities, styled the condos’ interiors. Prices start at $1.15 million for one-bedrooms. Apartments will have open layouts and wide-plank stained oak floors. Over 100,000 square feet of amenities house a full court for basketball, three pools, a bowling alley, a spa with hammam, a sprawling 45,000-square-foot garden and more.

Located (ever so logically) at 242 Broome St., this 55-unit condominium launches sales this month with prices from $1.27 million.

Buyers will have their choice of one- to three-bedroom spreads.

The building twists, which gives apartments on the upper levels wide views and good exposure to natural light.

SHoP served as the property’s design architect, while SLCE acted as executive architect. DXA Studio handled the interiors, whose highlights are marble, blackened steel and white-oak wood touches.

There will be a gym, a lounge with kitchen and game area, roof terrace, bike storage and more.

Tribeca, the once industrial, now high-class Lower Manhattan enclave, is known for its array of cast-iron architecture. Now’s your chance to live in one of these structures — a landmarked building at 87 Leonard St. that’s been converted into seven condos. Four units remain, including a just-listed 7,414-square-foot maisonette with two bedrooms and 444 square feet of outdoor space that is asking $7.75 million. There’s also a 3,612-square-foot penthouse with three bedrooms and a nice 1,573 square feet of outdoor space on the market for $10.75 million. The building also houses a gym for residents. Nothing describes today’s Alphabet City better than a spiffy condo on the rise just down the block from a former heroin hot spot. Dubbed the Poppy Lofts (in an apparent homage to the block’s opiate-laden past?), this development at 26 Ave. B features just five units: floor-through two-bedrooms with outdoor space. Homes also have coffered ceilings, radiant-heated floors in the bathrooms and quartz waterfall kitchen counters. Pricing begins at $1.75 million and tops out at $2.5 million. Buyers get a virtual doorman, bike room and storage space.

FXFOWLE Architects designed the 39-apartment building, while Champalimaud adorned the interiors.

The project has two- to five-bedroom dwellings, along with two townhouses and three penthouses.

Keep your clothes clean with in-unit washer/dryers and cook up a storm in chef’s kitchens with top-of-the-line appliances.

The townhouses feature 750-square-foot private garden terraces, while the penthouses also have private outdoor spaces for entertaining.

This address has only 19 units, spanning two- to five-bedrooms.

Pricing starts at roughly $3.9 million and surpasses $12 million.

There’s also a 24-hour attended lobby, a gym, a playroom for the kids and storage space.

UPPER EAST SIDE

The Jacqueline

The Jacqueline, a five-unit development at 227 E. 67th St., caters to those in search of a more intimate building community. The housing mix includes two-bedrooms with home offices and three-bedrooms with recreation rooms. Piggybacking on an apparent trend of Upper East Side developments with female names, The Clare, a 19-story building at 301 E. 61st St., has launched sales. There are studios to three-bedroom units mixed with duplexes and a four-bedroom triplex penthouse. Chef’s kitchens have Miele appliances and custom Poggenpohl cabinetry, wide-plank white oak lines the floors and Watermark fixtures sparkle in the master bathrooms. The 13th-floor amenity level, which looks out to views of Central Park and the Queensboro Bridge, includes a gym, a lounge with a bar and an 800-square-foot terrace space. Prices here occupy a wide spread, from about $800,000 all the way up to $8.9 million.

Here’s a Park Avenue address that won’t break the bank. The 72-unit 1399 Park Ave., at East 104th Street, launches on Thursday with prices from $680,000 to over $3 million. Designed by Goldstein, Hill & West out of glass with architectural concrete details, these apartments range from studios to four-bedrooms. The structure stands 23 stories and boasts views that span from nearby Central Park to the East River. But this 58-unit mixed-use development isn’t in Manhattan; it’s located at 1809 Emmons Ave. in Brooklyn’s far-flung Sheepshead Bay neighborhood. August saw the leasing launch of the 43-story, 616-unit 21 West End — an SLCE Architects-designed tower within the Riverside Center megadevelopment — and move-ins began this month. ICRAVE fashioned the interiors. Apartments have Bosch washer/dryers, hardwood floors, KitchenAid appliances and floor-to-ceiling windows. Layouts range from studios to three-bedrooms — and current prices from $3,195 to $10,060 monthly. This building, located at 21 West End Ave. on the Upper West Side, also stands out for its over-the-top, over-35,000-square-foot amenity package, which opens later this fall. Its spaces include a children’s playroom with an oversized climbable dinosaur, an indoor dog run, a 10,000-square-foot fitness facility and a wine-tasting room.

American Copper Buildings

Those looking for a rental pad at the edge of Murray Hill can look forward to the mammoth American Copper Buildings’ debut this fall. This development, at 626 First Ave., contains 761 apartments across two copper-clad towers that are joined by a three-story skybridge. One of American Copper’s architects, from the renowned firm SHoP, once compared the project’s asymmetrical design to Beyoncé and Jay-Z dancing. There will be studios through three-bedrooms inside, with $2,800 in monthly rent as the barrier to entry. And the homes are quite nice, featuring floor-to-ceiling windows, oak floors and SHoP-designed kitchens with Miele appliances and marbled master bathrooms. That skybridge, which floats 300 feet above the ground, has a lap pool, hot tub, bar and lounge. Elsewhere, there’s a rooftop infinity pool, rooftop grill and dining space, a hammam, a double-height fitness center and underground parking.

PERCH Harlem

Harlem’s Hamilton Heights enclave, whose borders are 135th Street, 155th Street, St. Nicholas Avenue and the Hudson River, has become a trendy hot spot in recent years. Upscale restaurants and cafes mix with popular bars, and new residential buildings also contribute to the activity. Among them is PERCH Harlem — a 34-unit development at 542 W. 153rd St. that marks the first large rental in Manhattan to be designed with Passive House standards for energy efficiency. Renters have a choice of studios to three-bedroom homes. Prices begin at roughly $2,600 monthly, while penthouses will rent for around $5,300. Leasing is live at Glenwood Management’s 256-unit Encore, located at 175 W. 60th St. near Lincoln Center. Here, renters get a choice of studio to two-bedroom layouts, with monthly charges from $3,670 per month. Current selections include a one-bedroom, one-bathroom pad that’s listed for $4,154 in net-effective rent, while a two-bedroom, two-bathroom home asks $8,917, also in net-effective pricing. Home features include sustainable bamboo flooring, floor-to-ceiling windows and washer/dryers. Is the High Line your favorite place to stroll? If so, and if you also want to live near Hudson Yards as it takes shape, take a peek at the High Line-adjacent 507 W. 28th St. rental. This 375-unit property, which also includes affordable housing, launches this fall with prices from $3,090 for a studio. Layouts reach three-bedrooms. Interested? You’ll get 10-foot ceilings and floor-to-ceiling windows. The address will also deliver on-site parking, a large fitness center, an indoor heated pool, a lounge with catering kitchen and a quiet lounge.

Extell’s 56-story 555Ten — a glassy SLCE-designed rental tower at 555 Tenth Ave. — is the latest addition to the Far West Side, an area becoming known for colossal rental properties, like Sky and Via 57 West. Layouts here reach three-bedrooms, though their prices are currently unavailable. Each home comes equipped with stainless-steel appliances, Porcelanosa-tiled bathrooms and Bosch washer/dryers. Extell additionally gives tenants the chance to choose light- or dark-colored decor schemes for the kitchens. It shouldn’t be a surprise that such a big building has lots of amenities — more than 30,000 square feet of ’em. There’s a bowling alley, arcade, covered outdoor dog park, roof-level pool and club, as well as a gym with an indoor saltwater pool.

BROOKLYN

461 Dean

The 32-story 461 Dean — billed as the world’s tallest modular building — will launch leasing in October. The property, located at 461 Dean St. at the edge of Prospect Heights, forms just one part of the 15-building 22-acre Pacific Park Brooklyn megadevelopment. The SHoP Architects-designed structure will fit 363 rental homes, 182 of which are priced at market rate from the mid-$2,000s to the high $4,000s per month. The remainder are reserved for low- or middle-income tenants. No matter the income level, all apartments have washer/dryers, stainless-steel kitchen appliances, custom lacquered cabinetry and quartz counters. The amenity package fits a fitness room with yoga/dance studio, a game room with billiards and video games, an art studio and a roof lounge with a catering kitchen.

Hub

Leasing begins next month at Steiner NYC’s Hub, a 56-story high-rise at 333 Schermerhorn St. in Boerum Hill. Prices are not yet available, but the building will hold a mighty 750 units and 33,000 square feet of retail. A number of other Hub details are not available — like its rents — but the amenities seem fairly posh. There will be a roomy landscaped terrace with a sun deck, a gym with a yoga studio, a dog run, grilling cabanas and multiple residents’ lounges.

Parkside Brooklyn

This month sees the debut of the second phase of Parkside Brooklyn in Prospect Park South. This stage includes 130 dwellings, from studios to three-bedrooms. Studios start at $2,650. And we know what’s cooking amenity-wise: a roof deck, courtyard, gym, yoga room, media room and concierge services. As for the homes, they’ve got large windows, high ceilings and open kitchens. Developed by Clipper Equity and designed by Karl Fischer, this project is located at 125 Parkside Ave.

265 Van Brunt St.

Ever thought of renting a home in Red Hook? Actress Michelle Williams once called this waterfront nabe home. And even though it’s a bit isolated, it’s a fun area. Brooklyn Crab and Hometown Bar-B-Que are popular eateries among locals and, yes, you can even get some meatballs at IKEA if your appetite desires. If you want to live in the thick of it all, there’s 19-unit 265 Van Brunt St., now leasing with anticipated October occupancy and prices from $2,700 to $4,500 per month. Apartments in this ground-up build range one- to three-bedrooms, with features including open kitchens with quartz counters and private outdoor space. The building also has parking and laundry.

Hipsters rejoice! Not far from the Williamsburg waterfront stands Fifth & Wythe — a newly built rental at 55 N. Fifth St. The building has a total of 164 pads from studios to two-bedrooms, and 33 are reserved for affordable housing. Market-rate pricing begins at $2,599 in net-effective rent for a studio. All apartments have 9-foot-high ceilings, European white oak floors, oversized windows with solar shades and open kitchens. Seventh-floor spreads have terraces. Those without outdoor space need not fret — Fifth & Wythe’s 20,000-plus square feet of amenities deliver a roof deck and an 11,000-square-foot landscaped courtyard. Long Island City’s Queens Plaza enclave is heating up with the construction of new apartment buildings, as The Post has previously reported, and among the new offerings are Tower 28 — the borough’s second-tallest tower.

This 477-unit rental, which stands 57 stories high at 42-12 28th St., is hitting the rental market this fall.

Prices are not available yet, but we can tell you all about its extensive amenity package.

1 QPS Tower

Also coming to white-hot Queens Plaza is 1 QPS Tower — a 44-story SLCE-designed building with 391 units. Developed by Kevin Maloney’s Property Markets Group, the Hakim Organization and Howard Lorber’s New Valley investment company, 1 QPS Tower has studios through two-bedrooms. Prices have not been released. A whopping 16,000 square feet of amenity spaces fit a 42-foot-high rock-climbing wall, a communal kitchen, a community garden, conference rooms for business types, lounges, a rooftop pool, community garden and Wi-Fi in all public areas.

SLCE — a firm that’s busy with a number of projects in this preview — also designed this building, which has 110 studios to three-bedrooms. Prices have not been released, but this edifice also contains nearly 23,000 square feet of retail, as well as a gym, a yoga studio and 133 underground parking spaces.

The Independent

Occupancy is slated to begin next month — and leasings to come online this month — at The Independent, a 48-unit rental at 42-14 Crescent St. in Hunters Point. Prices are not released. Building amenities include a gym, lounge, a courtyard and a roof deck.

That’s right, Kushner Companies and KABR Group launch leasing in late October at Trump Bay Street — the Garden State’s first Trump-branded rental building, The Post can reveal. Located at 65 Bay St. in Jersey City, the 51-story building, which has 447 units, includes an observation deck with a full-service kitchen for private events and Manhattan skyline and Statue of Liberty views, spa treatment rooms, a pool deck with a fire pit and lounge seating, a gym, on-site parking and common areas with Restoration Hardware furnishings. There’s also a party room, a sports parlor for man-cave needs, a poker room, a game room, a kids’ playroom, a dog run and a pet-washing room. The building houses studios, one-bedrooms, two-bedrooms and penthouses, with pricing from $2,195/month. Units have open kitchens and mocha oak wood flooring, custom cabinets, concrete Caeserstone countertops and backsplashes, GE stainless steel appliances, walk-in closets and washer/dryer sets.
