Another multi-million dollar auction in Whitehorse precedes the quiet Grand Final weekend

ANOTHER multi-million dollar sale has emerged in the Manningham and Whitehorse property market.

The September 10 auction of 30 Graham Place, Box Hill, came with an impressive $2,428,500 sale price.

It’s another in a growing number of sales to top the $2 million mark in the area.

Noel Jones Box Hill director Ted Shackleton said the house was called on the market at $2.41 million, with the price rising a further $18,500 before it sold.

Three bidders made offers. One stopped at $2.225 million. “The other two then went hammer and tongs,” Mr Shackleton said.

The strong result reflected a strong start to spring, Mr Shackleton added.

“The market is very healthy, we would have to have double the amount of stock to have an impact on prices,” he said. “Looking forward I would hope there would be a good run of listings going to the end of November.”

SUBURB PROFILE: BOX HILL

Another strong result was recorded on September 17 when 10 Cobham Rd, Mitcham, sold for $1.05 million.

Ray White Mitcham director Mark Walsh said the three-bedroom house on a large block was located in a neighbourhood zone and sold to a downsizer.

He noted while there had been a drop off in the number of buyers compared to the busy spring experienced last year, strong prices continued.

“The last few years there have been incredible numbers of buyers,” Mr Walsh said. “But those prices are holding and in some categories prices are increasing.”

He noted development sites were in high demand, as were family homes to suit third or second homebuyers, and single-level units that suited downsizers.

“Single-level, three-bedroom properties are selling for more than their double-storey equivalents — and it’s downsizers driving property prices for those,” Mr Walsh said.

SUBURB PROFILE: MITCHAM

Among the 50 homes to be auctioned ahead of the AFL Grand Final this Saturday will be that of 35 Victoria Cres, Mont Albert.

Built in 1926, when the Demons won the flag, the home is in a prime location and expected to draw a crowd, according to Woodards Blackburn’s Russell Wheeler.

“It’s had really good interest, and so we think at 11am the auction will be early enough for a crowd,” Mr Wheeler said.
