Towering triumphs at St Leonards

St Leonards' transformation into one of the north shore's residential hotspots is gathering pace.

Embassy Tower is the latest in a series of mixed-use, high-rise towers to hit the market. The 217-apartment, 29-storey tower will be the tallest west of the train line in St Leonards. Embassy II, with 52 apartments, has already sold out.

Developer Loftex (Sugarmill Camperdown, Radiance Darling Harbour) won permission to increase the height limit on part of the site from the original 65 metres to 94 metres, while maintaining the total floor space.

Loftex general manager Rob Turchini says architects Nettletontribe didn't want the tower to look like a commercial office building.

"The design of the building was driven by a brief to maximise the amazing views to the harbour available from nearly every level of the building," Turchini says.

Inside, floor-to-ceiling windows allow light into combined living, dining and kitchens. Generous balconies capitalise on the panoramic views of the harbour, CBD and surrounding district.

Common facilities have been kept to a minimum to ensure low strata levies.

There's an on-site car-share space and the bylaws allow pets. There are plans for a new public plaza over the rail lines next to the site and a new St Leonards transport interchange. The suburb is five kilometres from the CBD and about the same distance from Chatswood.

A display suite opened last weekend ahead of a VIP sales event on August 27.

St Leonards and Crows Nest are predicted to gain an additional 2000 new dwellings by 2031.

Eastern suburbs owner-occupiers are expected to show the strongest interest in Maison, a new seven-storey development in the heart of Maroubra Junction. All 57 apartments will be released for sale when the on-site display suite opens on August 19. The building is a few minutes' walk from Pacific Square shopping centre and serviced by regular city bus services. The third stage of the Paper Mill in Liverpool has just been launched. The Gild features 82 apartments in a 14-storey building. The site on the banks of the Georges River was once home to one of Australia's biggest paper mills.

Developer Coronation Property engaged architects Woods Bagot, landscape designers Aspect Studios and urban designers Architectus to create a residential community with green space galore and boardwalks to make the most of the riverside location. There are plans for shops, cafes and business tenants, as well as a rooftop pool, free shuttle bus and car-share spaces. When complete, The Paper Mill precinct will have more than 1200 residences.
