Property Watch: hot in auction city

Bidding activity at inner-city auctions is bubbling along nicely, but this week’s interest-rate cut is set to turn the dial up a notch.

Dalton Partners are gearing up for what they are calling a “Super Saturday” on August 20, and the properties set to go under the hammer are a snapshot of the variety on offer close to the city.

Auctioneer Anthony Merlo said the three properties to be auctioned on the day – 7/23 Morgan Street, Merewether,  6a Everton Street, Hamilton East, and 193 Denison Street, Hamilton – would appeal to a wide demographic.

“The market  is in short supply of quality listings in all suburbs and all prices brackets and recent RBA cuts to interest rates would provide continued pressure for buyers in the market,” Mr Merlo said.

“We had sold 17 out of 19 onsite auctions so far this year, either prior to or on auction day, for reserves or usually above reserve figure.”

He said the agency had already issued six contracts for ‘Kirkton’, a luxury four-bedroom house at 193 Denison Street, Hamilton.

The property, which has a bidding guide of $1.4million, is on a 750 square metre block on historic Cameron Hill.

The home has cathedral-style ceilings, period features, an in-ground pool and a free-standing studio.

Also on offer on August 20 is 7/23 Morgan Street, Merewether, a three-bedroom unit with a double garage. With a bidding guide of $495,000, it is set to go under the hammer onsite at 10.30am. 

Later in the day, a two-bedroom cavity brick semi will be auctioned onsite at 6a Everton Street, Hamilton East. Its bidding guide is $630,000.

Meanwhile, in Stanley Street 

Another auction on Property Watch’s radar is 42 Stanley Street, Merewether.

The charming family weatherboard, listed by Your Agency, will be auctioned onsite this Saturday at 12.45pm.

The house, on a 612 square metre block, has four bedrooms, two bathrooms and is close to Hamilton South Public School and The Junction.

Other features include a timber kitchen, separate living and dining and outdoor entertaining area.

Your Agency says the well-maintained property features lead-light windows and high ceilings.
