Adverse possession

Adverse possession is a method of acquiring title to real property by possession for a statutory period under certain conditions, viz: proof of non-permissive use which is actual, open and notorious, exclusive, adverse, and continuous for the statutory period. It is governed by statute concerning the title to real property (land and the fixed structures built upon it). By adverse possession, title to another's real property can be acquired without compensation, by holding the property in a manner that conflicts with the true owner's rights for a specified period. For example, squatter's rights are a specific form of adverse possession.

The circumstances in which adverse possession arises determine the type of title acquired by the disseisor (the one who obtains the title from the original owner), which may be fee simple title, mineral rights, or another interest in real property. Adverse possession's origins are based both in statutory actions and in common law precepts, so the details concerning adverse possession actions vary by jurisdiction. The required period of uninterrupted possession is governed by the statute of limitations. Other elements of adverse possession are judicial constructs.

Mickey Mouse

Mickey Mouse is a funny animal cartoon character and the official mascot of The Walt Disney Company. He was created by Walt Disney and Ub Iwerks at the Walt Disney Studios in 1928. An anthropomorphic mouse who typically wears red shorts, large yellow shoes, and white gloves, Mickey has become the most recognizable cartoon character in the world.

Mickey first was seen in a single test screening (Plane Crazy). Mickey officially debuted in the short film Steamboat Willie (1928), one of the first sound cartoons. He went on to appear in over 130 films, including The Band Concert (1935), Brave Little Tailor (1938), and Fantasia (1940). Mickey appeared primarily in short films, but also occasionally in feature-length films. Ten of Mickey's cartoons were nominated for the Academy Award for Best Animated Short Film, one of which, Lend a Paw, won the award in 1942. In 1978, Mickey became the first cartoon character to have a star on the Hollywood Walk of Fame.

Beginning in 1930, Mickey has also been featured extensively as a comic strip character. His self-titled newspaper strip, drawn primarily by Floyd Gottfredson, ran for 45 years. Mickey has also appeared in comic books and in television series such as The Mickey Mouse Club (1955–1996) and others. He also appears in other media such as video games as well as merchandising, and is a meetable character at the Disney parks.

Squatter's Rights (film)

Squatter's Rights is an animated short film produced in Technicolor by Walt Disney Productions and released to theaters on June 7, 1946 by RKO Radio Pictures. The cartoon is about a confrontation between Pluto and Chip and Dale who have taken up residence in Mickey Mouse's hunting shack. It was nominated for an Academy Award for Best Animated Short Film in 1947, but ultimately lost to The Cat Concerto, an MGM Tom and Jerry film, which shared one of 7 Oscars for the Tom and Jerry series.

The film was directed by Jack Hannah and features the voices of Dessie Flynn as Chip and Dale, and Pinto Colvig as Pluto. Mickey Mouse was voiced by both Walt Disney and Jimmy MacDonald making this the debut of MacDonald as Mickey. He would go on to provide Mickey's voice for over 30 years. It was also Mickey's first post-war appearance. With the exception of a very brief cameo in The Three Caballeros (1945), Mickey had not appeared in a theatrical film since Pluto and the Armadillo in 1943.
