You know who. That person that sits in some stuffy office somewhere. Judging. YOU. Do you remember? • When you were 22 and had that shopping spree before getting laid off? Your Underwriter will. • When you forgot to make that small credit card payment a few months back? Your Underwriter will. • That really messy divorce. Your Underwriter will. (In fact they have to read your divorce decree... yeah - all 100 pages) Still want to put in the loan application? I remember the first time I heard the term “Underwriter” I was 19 in Ford dealership outside of Minneapolis. My 1991 Toyota Corolla had tipped 215,000 miles and by 215,001 the transmission quit. The cost of repair being the price of an “Its New To Me” car, I found myself at the auto dealer’s desk. His eyelids narrowed after seeing my cash budget which caused him to utter the “F” word (F for financing). As if the “F” word wasn’t horrifying enough - the term Underwriter, so close to “Undertaker” certainly set the tone. Financing a car was not in my future. The undertaker... ahem... the Underwriter called the salesperson who told me (in a louder tone than I’d prefer in a public place -on speakerphone) that I had no credit, no assets, and basically... no future. I left wondering who that person was. Sitting somewhere, far away. Judging. Me. So I made it my focus, my goal, my one desire, to become THAT person. I worked up from the mortgage collections department, into processing, and eventually underwriting. There I was... The Undertaker. Excuse me. The Underwriter. Here’s my confession: Underwriters are people too! Many days, sitting in that 3x5ft cubicle, I’d rather be turning down a teenager’s auto loan for a lack of credit and assets; instead it was a first-time homebuyer. They were not only getting declined a day before they were supposed to close, they would most likely lose their life- savings they put on-the-line for their dream home in the form of earnest money. All because one step at the very beginning of the process was missed. Your stomach sinks as you make the call. After 1000s of these examples I left underwriting to become your agent in the home buying (and selling) process with the fire and desire to help homebuyers... buy. The key to getting financed is... wait for it... wait for it.... preparation. Had I been prepared and known the language of the bank when I was 19 I would have left the dealership with that blue "Its-New-To-Me" used car. Had that homebuyer had been better prepared the loan would have closed. The best first step when buying a home is to talk to me, a Realtor. I prepare my clients for the financing road ahead. Underwriters are the decision makers for your mortgage; and as with anything in this world, “he that has the gold, makes the rules” - and they have all the gold.
