Hi Everyone. I’m Kate Gwinnutt the author of the Cardiff Bay property blog. I’ve recently had a lot of landlords here in the bay asking me about Rent Smart Wales so I thought I would do a short vlog with the all the information you need. So firstly what is Rent Smart Wales? Well Rent Smart Wales is the new registration and licensing scheme set up for landlords and letting agents in Wales and was launched back in November by welsh Assembly Government. Landlords and agents now have until 23rd November this year to comply so it is important you understand how the legislation affects you and what you’re obligations are. The law itself means that anyone who owns and rents out private property in Wales will have to register via rent smart wales. If you are a landlord who manages the property yourself then you will also need to become licensed. Firstly I will talk about landlord registration - Every Landlord, even if you don’t find the tenants or manage the property yourself, will need to be registered. The easiest way to so this is online at www.rentsmart.gov.wales. You will need to provide your contact details and details of your rental property and pay the fee of £33.50 So what about if you are managing the property yourself? AS well being registered you will also be required to obtain a license What do you need to do to obtain a license? Complete the ‘fit and proper’ declaration and pay the fee of £144.00. You will also need to undertake approved Licensing training. This is being offered directly through Rent Smart Wales and details of dates and time can be found on the website – it is a one day course and the fee is £100. Once a license has been granted it will last for 5 years, you must keep your keep your information up to date and comply with the conditions of the license.
