A cruise around Palmerston North, New Zealand, kicking off at The Esplanade, through the Square, onto Rangitikei Street then Tremaine Ave, back track when I realise that I needed to go to the Pet Shop.
A two minute tour around the Square in Palmerston North New Zealand. This actually goes for just over 3 minutes but who’s counting. Lots of greenery, blue sky, roses, and even some water fountains. This is the first of my very short and to the point videos. Unfortunately, the definition is a little low, but still clear due to a new feature in Apple iMovie. Maybe it is time for an upgrade to FinalCut Pro. Enjoy!

Palmerston North, commonly referred to by locals as Palmerston, or colloquially Palmy, is the main city of the Manawatu-Wanganui region of the North Island of New Zealand. Queen Elizabeth II is the country's head of state and is represented by a Governor-General. In addition, New Zealand is organised into 11 regional councils and 67 territorial authorities for local government purposes. The Realm of New Zealand also includes Tokelau (a dependent territory); the Cook Islands and Niue (self-governing states in free association with New Zealand); and the Ross Dependency, which is New Zealand's territorial claim in Antarctica. New Zealand is a member of the United Nations, Commonwealth of Nations, ANZUS, Organisation for Economic Co-operation and Development, Pacific Islands Forum and Asia-Pacific Economic Cooperation.
New Zealand was one of the last major landmasses settled by humans. Radiocarbon dating, evidence of deforestation and mitochondrial DNA variability within Māori populations suggest New Zealand was first settled by Eastern Polynesians between 1250 and 1300, concluding a long series of voyages through the southern Pacific islands. Over the centuries that followed these settlers developed a distinct culture now known as Māori. The population was divided into iwi (tribes) and hapū (subtribes) who would sometimes cooperate, sometimes compete and sometimes fight with each other. At some point a group of Māori migrated to the Chatham Islands (which they named Rēkohu) where they developed their distinct Moriori culture. The Moriori population was decimated between 1835 and 1862, largely because of Taranaki Māori invasion and enslavement in the 1830s, although European diseases also contributed. In 1862 only 101 survived and the last known full-blooded Moriori died in 1933.

Today, the majority of New Zealand's population of 4.5 million is of European descent; the indigenous Māori are the largest minority, followed by Asians and Pacific Islanders. Reflecting this, New Zealand's culture is mainly derived from Māori and early British settlers, with recent broadening arising from increased immigration. The official languages are English, Māori and New Zealand Sign Language, with English predominant. The country's economy was historically dominated by the export of wool, but exports of dairy products, meat, and wine, along with tourism, are more significant today.
Nationally, legislative authority is vested in an elected, unicameral Parliament, while executive political power is exercised by the Cabinet, led by the Prime Minister, who is currently John Key. Queen Elizabeth II is the country's head of state and is represented by a Governor-General. In addition, New Zealand is organised into 11 regional councils and 67 territorial authorities for local government purposes. The Realm of New Zealand also includes Tokelau (a dependent territory); the Cook Islands and Niue (self-governing states in free association with New Zealand); and the Ross Dependency, which is New Zealand's territorial claim in Antarctica. New Zealand is a member of the United Nations, Commonwealth of Nations, ANZUS, Organisation for Economic Co-operation and Development, Pacific Islands Forum and Asia-Pacific Economic Cooperation.
New Zealand was one of the last major landmasses settled by humans. Radiocarbon dating, evidence of deforestation and mitochondrial DNA variability within Māori populations suggest New Zealand was first settled by Eastern Polynesians between 1250 and 1300, concluding a long series of voyages through the southern Pacific islands. Over the centuries that followed these settlers developed a distinct culture now known as Māori. The population was divided into iwi (tribes) and hapū (subtribes) who would sometimes cooperate, sometimes compete and sometimes fight with each other. At some point a group of Māori migrated to the Chatham Islands (which they named Rēkohu) where they developed their distinct Moriori culture. The Moriori population was decimated between 1835 and 1862, largely because of Taranaki Māori invasion and enslavement in the 1830s, although European diseases also contributed. In 1862 only 101 survived and the last known full-blooded Moriori died in 1933.

Hi, this is Greg Watson from Watson Real Estate in Palmerston North, New Zealand and I would like to talk to you about things to look out for in routine property inspections. Before going further, I would like to advise you to check with your insurance on how often you should do them...ideally, once every three months is good.
So what to look for? Obviously, the first thing would be signs that your tenant is doing a good job of looking after your home, like is it clean and tidy? Are the grounds clean and tidy? You also need to check if it is undamaged because while we can't tell people how to live in your house, it's another thing when there are damages caused by them living there because we can actually take steps to stop that.
Of course, you will also need to look out for repairs and maintenance. Unfortunately, tenants often forget to report small matters, like a formerly small water mark in the bathroom that is becoming larger, something that isn't that noticeable but extremely important to note so it can be checked out. As for your side of the job, it is important that you look out for the tenants' health and safety so you should be on the lookout for hazards which are very likely to cause serious harm or damage to the tenants' goods and these need to be addressed as soon as possible. Anything less should be something that needs to be mitigated or at the very least, you should be able to warn tenants about its existence.
You should also check for any breaches in tenancy laws, like having pets on the property when there's not supposed to be or if the number of people living in the house is more than what's supposed to be, subletting and more. You need to inform us when these happen so we can stop these kinds of behaviour. Talking of breaches, you should also be looking out for breaches of law, look for things like receipt of stolen goods or evidence of drug use and manufacture.
If some or all of those I've mentioned above are evident when you visit your property for inspection, remember that it all needs to be taken into account but if you're uncomfortable about doing that, call us and we will do it for you.

Hi, this is Greg Watson from Watson Real Estate in Palmerston North, New Zealand and I would like to talk to you about things to look out for in routine property inspections. Before going further, I would like to advise you to check with your insurance on how often you should do them...ideally, once every three months is good.
So what to look for? Obviously, the first thing would be signs that your tenant is doing a good job of looking after your home, like is it clean and tidy? Are the grounds clean and tidy? You also need to check if it is undamaged because while we can't tell people how to live in your house, it's another thing when there are damages caused by them living there because we can actually take steps to stop that.
Of course, you will also need to look out for repairs and maintenance. Unfortunately, tenants often forget to report small matters, like a formerly small water mark in the bathroom that is becoming larger, something that isn't that noticeable but extremely important to note so it can be checked out. As for your side of the job, it is important that you look out for the tenants' health and safety so you should be on the lookout for hazards which are very likely to cause serious harm or damage to the tenants' goods and these need to be addressed as soon as possible. Anything less should be something that needs to be mitigated or at the very least, you should be able to warn tenants about its existence.
You should also check for any breaches in tenancy laws, like having pets on the property when there's not supposed to be or if the number of people living in the house is more than what's supposed to be, subletting and more. You need to inform us when these happen so we can stop these kinds of behaviour. Talking of breaches, you should also be looking out for breaches of law, look for things like receipt of stolen goods or evidence of drug use and manufacture.
If some or all of those I've mentioned above are evident when you visit your property for inspection, remember that it all needs to be taken into account but if you're uncomfortable about doing that, call us and we will do it for you.
