A leasehold estate is an ownership of a temporary right to hold land or property in which a lessee or a tenant holds rights of real property by some form of title from a lessor or landlord. Although a tenant does hold rights to real property, a leasehold estate is typically considered personal property.
Leasehold is a form of land tenure or property tenure where one party buys the right to occupy land or a building for a given length of time. As lease is a legal estate, leasehold estate can be bought and sold on the open market. A leasehold thus differs from a freehold or fee simple where the ownership of a property is purchased outright and thereafter held for an indeterminate length of time, and also differs from a tenancy where a property is let (rented) on a periodic basis such as weekly or monthly.

England is the only country in Europe that has a leasehold arrangement. This stems from the days of the Lord Of The Manor where the Serfs were never allowed to be land holders. The ordinary people of England have been under Feudal System for centuries. They have never really been free! It is little appreciated outside of the UK that the normally accepted image of the posh landed gentry being the aristocrats owning everything is no longer the true picture. The new landed gentry in the UK is not native born now. Many of the "Posh" houses in London now have different nationalities who own them. Many of the Mansion Houses previously owned by Lords of the Manor are now owned by the National Trust, and the Lord of The Manor is now renting in a small part of that house that his familly used to own.

A real property which is being rented by a tenant or leased, is called a leasehold estate. The opposite of a leasehold estate is a freehold estate. Tenants have rights according to the terms of the lease as long as they are in good standing. Even tenants who are not in good-standing have rights to keep the eviction process as professional and fair as possible. If the lease is still in effect, the tenant in good-standing has the right to occupy and use the property. These good-standing tenant rights are called a leasehold estate. The FREEHOLDER owns the land and the possibility of clever swindles is very great with outrageous maintenence charges to the Leaseholders. If you object and dont pay then the Freeholder can attempt to take away your property. The dividing line between Leaseholder and Renter is steadily being eroded, but there is a great difference.
England is the only country in Europe that has a leasehold arrangement. This stems from the days of the Lord Of The Manor where the Serfs were never allowed to be land holders. The ordinary people of England have been under Feudal System for centuries. They have never really been free! It is little appreciated outside of the UK that the normally accepted image of the posh landed gentry being the aristocrats owning everything is no longer the true picture. The new landed gentry in the UK is not native born now. Many of the "Posh" houses in London now have different nationalities who own them. The short answer is yes, you should provide a television in your HMO property. We certainly do.
THE COMMUNAL LOUNGE
Providing a TV in your communal lounge achieves 2 things:
1 It brings the house together. Encouraging your tenants to socialise with each other, rather than sticking to their own rooms, is going to create a happier environment in the house. Tenants that are happier stay in the property for longer meaning you save money on void periods and marketing to new tenants.
2 If you don’t provide a TV in the lounge then one of the tenants is likely to put their own in that space. This can cause friction. As it is owned by one tenant they might feel they have more right to it. Also if that tenant leaves they will be taking the television with them. Again, it’s about keeping all your tenants happy.
BEDROOMS
I don’t advise providing a TV for each of the bedroom although you should provide arial points in the rooms so your tenants have the option of putting in their own.
1 The cost of providing all those TVs is going to add up and including them probably isn’t going to increase the amount of rent you can charge.
2 Your professional tenants don’t really need them. Most will have their own TVs and if not they will have laptops or tablets. In a world of Netflix and Amazon Prime all those TVs are often unnecessary.
TV LICENCE
In HMOs, if there is a TV in every room, then every room will need a separate TV licence. If you provide one in the lounge then make sure you have a licence for the property. However, if your tenants are going to put in their own TVs then they will each need a licence as well.
I recommend having this conversation with your tenants and including the rules around TV licensing in your rental agreement.
