The Department of Housing and Urban Development (HUD) is set to release new regulations that would set aside taxpayer money to build cheap housing for poor people in richer areas. Under the rules, the federal government would be able to overrule zoning laws of more than 1,200 local governments and force communities to comply.

This is part 1 detailing $13,000 in damage at our rental condos by Section 8 tenants. This property got only $9,000 damage. Our other condo got $4,000 in damage. Section 8 Housing program is provided by HUD, providing affordable housing to poor and disabled. You and I fund this via taxes. Landlords you can get your property approved as a Section 8 property. The problem with Section 8 is you often get young single mothers with a few young kids, all with different last names, and entitlement issues, we as society owe them something. You and I are funding sinful lifestyles. They have their hands out, gimme attitudes and no appreciation of blessings given to them, no respect for your property. Their criminal dead beat boyfriends move in, which is a felony. They start sub-renting to others as well, collecting rent while getting free rent from the government.
There's no pride of ownership, they don't maintain property, don't follow rules, don't change the AC filters you provide them not too much to ask, takes a minute, my Section 8 Tenants never paid their part of the rent on time, you always have to go collect it and put up with lies. They think so little of you that lying is no big deal. They think they are smarter than you by lying. There are good Section 8 tenants who treat your place well, but good luck finding the wheat through all the chaff. The bad apples ruin it for good ones, people yell at landlords like me as if it's our fault, instead of going after the bad apples. Many condos no longer allow Section 8.
I'm not saying all section 8 people are like this, obviously many are good. But I have seen both my units wrecked and unusable, they even broke tile floors! I personally know 3 other Section 8 families who rendered their units unusable. Every person I know who rented to Section 8 had their units trashed, or tile broken. How do you break tile floors? So I am not basing this on just my 2 units, but a reasonable sampling of people. For those who want to call me bigoted, falsely claiming I am saying all Section 8 renters are bad, maybe YOU should rent to them. Combine that with an Agency who lies to you and promises retribution to renters who break the rules, but then does not hold them accountable, I think it's a program landlords might want to steer clear of. I tried to complain to HUD Section 8 and kept getting the runaround, everyone passed the buck to the point I was never able to lodge a formal complaint with HUD. Case workers offered no assistance and never return my calls or emails. Pros:
Section 8 rental housing generally have... 1. Lower turnover and shorter vacancy periods.
2. Rent Security - Rental payments are subsidized, payments are more likely to be dependable and on time
3. Large available pool of potential renters (the waiting list for new Section 8 tenants is usually very long)
4. Strict renter responsibilities - the HUD/PHA contracts are VERY thorough and protect the landlord
Cons: * Full inspection - by HUD's Housing Quality Standards (HQS) and possible remediation's required * fear that a Section 8 tenant or their children will not properly maintain the premises * Rent must be within FMR/FMV- no increasing without approval * Evictions - HUD requires that Section 8 tenants can only be evicted by judicial action, even where state law allows other procedures
Qualifying: 1. First step notify PHA that your property is available, and that you would like to rent to tenants with Section 8 vouchers.
2. Advertising - you are willing to rent to Section 8 tenants,
3. Screening - just as you would any other applicant.
4. Inspection- complies with HUD standards.
5. HAP Contract - You will also sign a lease with the family. HUD requires certain information to be mentioned on this document. You can either use one of their leasing forms, available on their website or from your local PHA, or can add an addendum to the leasing form that you typically use. You will then furnish a copy of this lease to the PHA.
In summary, renting to Section 8 is a great way to your properties rented out, but be aware of the situation you are getting in to. Do your screenings and the necessary due diligence which your PHA's will assist you with and you should be fine.

If anyone has an upcoming Section 8 inspection for one of your rental properties, you should check this quick video out to give you some pointers on how to avoid some of the commonly failed items.
The section 8 inspections are generally fairly simple and not to difficult to pass, especially when you know what to look for.
I actually view the inspections as a 'welcome' event because it is a documented yearly inspection proving that I, as a landlord, am keeping good care of my property...bascially, a good 'cya' thing to have....

This video records my first inspection of one our rental properties after unexpectedly receiving jingle mail from the tenant. The tenant only had to pay for half of her rent out her pocket because she had a section 8 voucher paying the remainder. But even with that, the tenant still managed to fall behind on her rent and after about six months just got up and left. My friends own this condo and relocated out of state and rented to a family who paid rent for 2 years no problem. There's no pride of ownership, they don't maintain property, don't follow rules, don't change the AC filters you provide them not too much to ask, takes a minute, my Section 8 Tenants never paid their part of the rent on time, you always have to go collect it and put up with lies. They think so little of you that lying is no big deal. They think they are smarter than you by lying. There are good Section 8 tenants who treat your place well, but good luck finding the wheat through all the chaff. The bad apples ruin it for good ones, people yell at landlords like me as if it's our fault, instead of going after the bad apples. Many condos no longer allow Section 8.
I'm not saying all section 8 people are like this, obviously many are good. But I have seen both my units wrecked and unusable, they even broke tile floors! I personally know 3 other Section 8 families who rendered their units unusable. Every person I know who rented to Section 8 had their units trashed, or tile broken. How do you break tile floors? So I am not basing this on just my 2 units, but a reasonable sampling of people. For those who want to call me bigoted, falsely claiming I am saying all Section 8 renters are bad, maybe YOU should rent to them. Combine that with an Agency who lies to you and promises retribution to renters who break the rules, but then does not hold them accountable, I think it's a program landlords might want to steer clear of. I tried to complain to HUD Section 8 and kept getting the runaround, everyone passed the buck to the point I was never able to lodge a formal complaint with HUD. Case workers offered no assistance and never return my calls or emails. The tenant only had to pay for half of her rent out her pocket because she had a section 8 voucher paying the remainder. But even with that, the tenant still managed to fall behind on her rent and after about six months just got up and left. The government's portion of the rent was guaranteed and covered my expenses so I tried to work with this tenant since she had never missed a payment for 1 and 1/2 years til this point.
So let's see if this place is a disaster or just paint and clean.

Dumbest Section 8 tenant in the world. Once upon a time there was a governmental assisted tenant that would regularly lose her keys to her second floor rental apartment. The landlord and building owner would always have to change the security locks and give her a new set of keys. After the forth lock change, this Metro tenant lost the keys again. This time the landlord was working out of town and not available to rescue her. These brilliant women decided to climb up to the second floor and enter into her unit through an open window that existed between the two buildings. She saw these ground elevation objects she call big round glass things that were attached to the side of the home. She climbed up these big round glass things and then she saw what she called black hanging ropes that were attached to both buildings. She grabs these black ropes and climb up on them. She said these ropes felt strong and she figured she could slide her feet along the ropes and brace her hands on the two buildings that were only three feet apart. During her bare foot sliding journey, one of the black ropes had a small spot that had shinny silver wire sticking out. When she bar foot touched the shinny silver wire and when her hands touched the metal window trim, she was electrocuted and fell to the ground breaking both her legs. She healed and later reproduced. THE END.

My friends own this condo and relocated out of state and rented to a family who paid rent for 2 years no problem. Suddenly for 4 months they stopped paying the rent because the father allegedly lost his job, but kept stalling about the rent, finally not returning phone calls.
Finally the family was asked to move, after the landlord, being a faithful and patient Christian, finally saw the writing on the wall, and after suffering nearly $5000 in lost income, he asked the family if they could move out, which they did.
We gained access to the apartment, and this is the first walk through for the owner.
The parents both lied to me about the causes of much of the damage, trying to blame everything on the little kids and it's unfortunate that they appeared to have never cleaned anything in this place, including the filthy shower.
This video does not even relay to you the awful smell of urine in the bathrooms, and the giant stains and smell on the adult master bedroom carpet, from some sort of water spillage they had in the bathroom.
Even the tiles were broken in the bathrooms, so it does not matter what materials you put in a rental unit, even tile and metal, some moron will find a way to damage it anyway. Much of this damage appears to be purposeful vandalism, not stuff that any small child could do.
First they stole $5000 in rent by not paying, then caused what looks like at least another $5000 in damages, based on my own experience in repairing my condos damaged by section 8 renters.
Our society is slowly going downhill. Eventually word will spread about tenants like this, and no one will rent to people of low socioeconomic status, then where will they live? What a a shame. There's no motivation to even clean a bathroom that they use every day, so how do they expect to get a job? If I was interviewing this couple for a job and saw this video, I would pass on them in a heartbeat.
I just don't see how people can live like this.

Section 8 - a visually amazing game (Unreal Engine 3) with ground-breaking mulitplayer potential. Sadly, this game was released a while back and (from what I can tell) was overlooked too often. "Section 8 includes a single-player campaign mode called "Corde's Story" that allows the player to proceed as a character named Alex Corde of the 8th Armored Infantry. The first several missions take place on the arid planet New Madrid and later move to a temperate planet. Upstate New York hardcore legends Section 8 were one of the most coveted regional headliners during the 90's, playing over bands like Hatebreed and often drawing larger audiences than national touring acts like Cannibal Corpse. Section 8 were a phenomenon of the Northeast that captivated most who were fortunate enough to have witnessed them live during their active years. Their records and demos are still cited today as having been ahead of their time, which they were. Timeless in fact, like the true art that was Section 8's craft. -

Concerns of residents living conditions after HUD inspections brought to light the need for renovating multiple apartments. Upstate New York hardcore legends Section 8 were one of the most coveted regional headliners during the 90's, playing over bands like Hatebreed and often drawing larger audiences than national touring acts like Cannibal Corpse.
Section 8 were a phenomenon of the Northeast that captivated most who were fortunate enough to have witnessed them live during their active years. Their records and demos are still cited today as having been ahead of their time, which they were. Timeless in fact, like the true art that was Section 8's craft.

Concerns of residents living conditions after HUD inspections brought to light the need for renovating multiple apartments. A major obstacle in these communities as well as many Section 8 housing around the country is the high level of criminal activity and aging properties. Improvements and ongoing improvements as well as safety concerns are being directed by GMF and LEDIC Management Group. What makes this model unique is its private investment capital from outside investors that can lessen the financial burden from local governments. One of GMF’s strategies is to invest in real estate opportunities that provide affordable housing for low to moderate income residents around the United States. Each affordable, multi-family property is owned and operated by a separate business corporation with GMF owning the business entity. Hamlet explains some of the physical challenges that prolonged poverty creates is the generational revolving door. GMF’s goal is to empower residents living in its communities to overcome instead of enabling by providing workforce preparation and training, personal finance education, computer classes, after school childcare and education, dental and medical services, meals, and Biblical spiritual instruction.
