Brisbane’s high-end buyers target surprising suburbs

An emerging high-end property market in Logan has high-end buyers looking to surprising suburbs in Brisbane’s south.

Despite often considered a budget house market, a rise in new high-end houses is breaking Logan stereotypes.

Elders Shailer Park agent Nathan Strudwick said buyers were shocked by the quality of the homes available.

“The first comments I usually get are ‘I didn’t know these homes would be here’,” Mr Strudwick said.

“Before people judge the area, they really need to come out and see for themselves.

“But I think those days of Logan having a stigma is coming to an end.”

Mr Strudwick said most buyers were coming from the inner city, where small houses are being sold and upgraded for Logan’s more-affordable prestige lifestyle

Suburbs such as Daisy Hill, Springwood and Rochedale have become the Logan elite’s backyard, with high-end properties from $700,000 to $1.5 million.

First National Springwood principal Michael Wardlow said it was all in the value.

“More people are realising that they can get way more bang for their buck when it comes to prestige in Logan,” Mr Wardlow said.

“I’m currently in negotiations with a property that is on the brink of selling for over a million.”

Logan’s high-end market has two distinct areas: the eastern side of the highway, which has newer modern houses; and the western side, which has larger estates on acreage.

Ray White Springwood principal Lindsay Battley said in his 20 years’ experience in the area, the upper end of the market had never been stronger.

“Areas like Springwood and Rochedale have been doing really well over the past three years,” he said.

“You can get a top property on acreage just 20 minutes from Brisbane CBD – I’m not sure if you can get a deal that good anywhere in Australia.”

Daisy Hill has become a favourite among high-end buyers. A spate of million-dollar homes has entered the market, most selling reasonably fast. 39 Trevallyan Drive recently sold for more than $1.1 million and 201 Daisy Hill Road is under contract for over $1 million.

6 La Senda Court in Springwood is for sale and fits the bill of another top-end Logan property.

Domain data shows Logan’s median house prices dropped to $335,000 during the March quarter.
