Capitalization rate (or “Cap Rate”) is a real estate valuation measure used to compare different real estate investments. Although there are many variations, a cap rate is often calculated as the ratio between the net operating income produced by an asset and the original capital cost (the price paid to buy the asset) or alternatively its current market value.
The rate is calculated in a simple fashion as follows:
For example, if a building is purchased for $1,000,000 sale price and it produces $100,000 in positive net operating income (the amount left over after fixed costs and variable costs is subtracted from gross lease income) during one year, then:
The asset's capitalization rate is ten percent; one-tenth of the building's cost is paid by the year's net proceeds.
If the owner bought the building twenty years ago for $200,000, his cap rate is
However, the investor must take into account the opportunity cost of keeping his money tied up in this investment. By keeping this building, he is losing the opportunity of investing $1,000,000 (by selling the building at its market value and investing the proceeds). As shown above, if a building worth a million dollars brings in a net of one hundred thousand dollars a year, then the cap rate is ten percent. The current value of the investment, not the actual initial investment, should be used in the cap rate calculation. Thus, for the owner of the building who bought it twenty years ago for $200,000, the real cap rate is ten percent, not fifty percent, and he has a million dollars invested, not two hundred thousand.
Real estate is "property consisting of land and the buildings on it, along with its natural resources such as crops, minerals, or water; immovable property of this nature; an interest vested in this (also) an item of real property; (more generally) buildings or housing in general. Also: the business of real estate; the profession of buying, selling, or renting land, buildings or housing."
It is a legal term used in jurisdictions such as the United States, United Kingdom, Canada, India, Australia, and New Zealand.
Residential real estate is a type of property, containing either a single family or multifamily structure, that is available for occupation for non-business purposes.
Residences can be classified by, if, and how they are connected to neighbouring residences and land. Different types of housing tenure can be used for the same physical type. For example, connected residents might be owned by a single entity and leased out, or owned separately with an agreement covering the relationship between units and common areas and concerns.

A Capitalization Rate (Cap Rate) is a real estate measure I use often to both compare possible deals to buy and to also set goals for myself when acquiring properties. It's important to understand this concept before you finance real estate because leverage and financing can often mask the most important point - IS THIS A GOOD DEAL?! A Cap Rate will help you answer that question, and this video will show you how.
If you are a real estate investor just getting started, you have probably heard of cap rate, and maybe even read the formula for cap rate or the definition, but do you really understand what it is? This video explains the definition of cap rate as well as how to use cap rates strategically when you are thinking about buying, selling, or estimated the value of commercial real estate. http://www.TheRealWealthBlog.com
Real Estate Show: What is CAP Rate? The number one question I get asked is, “What CAP rate do you buy?” but this is the wrong question. One piece of data doesn’t substantiate a deal. Don’t get locked into one term. All the pieces of data matter. You need to feel the deal, meaning, do you want to actually do the deal? The lower the CAP rate the higher I can sell it for. What’s a good CAP rate? It depends. I would have made a fortune in San Diego 20 years ago buying extremely low CAP rate properties. Think about the whole deal, like how you will exit, not just the current CAP rate. There is a number more important than the CAP rate: 1.25 That’s the Debt Coverage Ratio you want. You want the NOI bigger than the debt—you want a minimum 25% more income than debt. For more on real estate,...

7 Days to Die is a survival horror video game set in an open world developed by The Fun Pimps. It was released through Early Access on Steam for Microsoft Windows and OS X on December 13, 2013. Versions for the PlayStation 4 and Xbox One will be released in June 2016 through Telltale Publishing. The game's events happen after a nuclear unknown Third World War that destroyed an extremely large part of the world, except for some areas such as the county of Navezgane, Arizona. The player is a survivor of the war who must survive by finding shelter, food and water, as well as scavenging supplies to fend off the numerous mutants (hinted to be the consequence of nuclear fallout) that populate Navezgane. Though there is no real objective except surviving at this moment, the developers hinted at ...

Down on the beat
They're lining up everyone
Who's got a mind on a bullet and a mouth like a gun
Boys and girls
Stripped to their innocence
We run some real weak links in this long chain of events
Cop party and you better not go
Spend the rest of your life in this TV show
Cop party and you better run
Because they're not gonna stop until they've had their fun
Until justice is done
They're checking out
Everybody with a fine-toothed comb
So leave your keys in the car and the wisecracking at home
Spread 'em, boy
And don't you turn around
We're gonna make you real sorry that you ever come into this town
Cop party and you better not go
Spend the rest of your life in this TV show
Cop party and you better run
Because they're not gonna stop until they've had their fun
Summer is here, we're out in the street
The verdict is already in
Turn up the music, here comes the heat
Cop party and you better not go
You'll spend the rest of your life in this TV show
Cop party and you better run
Because they're not gonna stop until they've had their fun
