KITCHEN
Is fully equipped with many appliances like it is your own home. Electric oven and hotplates, microwave, spacious refrigerator with wine rack, dishwasher, plenty of pots and pans, mugs, glasses and wine glasses, and utensils, slow cooker (ideal for preparing your dinner ahead of time), spice rack, bread maker, food processor, plenty of room in the corner pantry. We have a few supplies in the kitchen which you are welcome to use and contribute to upon departure should you wish.

BEDDING CONFIGURATION
3 bedrooms which can sleep up to 10, 1 upstairs, 2 downstairs:-

BEDROOM 1
Upstairs has the master bedroom with king size bed, private ensuite with corner double spa and separate shower, and walk in wardrobe with plenty of storage area, iPod docking station, alarm clock, and flat screen television. A sliding door opens up directly on to a private section of the East facing deck which is an ideal place to relax on the lounge chairs and enjoy a morning coffee whilst the sun is rising.

BEDROOM 2
Downstairs has a queen size bed, built-in wardrobe, iPod docking station, flat screen television and DVD player.

BEDROOM 3
Downstairs has 2 x single bunks, and a built-in wardrobe.

PERFECT
The sleeping arrangements and number of bathrooms/toilets are ideal for the extended family or friends traveling together. There is a separate powder room (toilet) making 3 in total.

BATHROOM
The spacious main bathroom is located downstairs and has a separate bath and shower, and toilet. Both the bathroom and ensuite both have shampoo, conditioner, and soap and hairdryers.

HEATING
Upstairs is a Dakin reverse cycle air conditioner, downstairs is an electric panel heater with thermostat.

CATERING FOR CHILDREN
The following are available. Port-a-cot, baby bath, highchair, baby monitor, microwave bottle sterilizer, plastic cups, plates and bowls, toy collection, outdoor play gym in the gated backyard. For the older children, Beach toys, DVD collection, PS2 gaming console (with limited games), board games. The property is situated on a flat gated yard.

ENTERTAINMENT
Televisions, stereo including blue ray player and iPod dock, DVD and CD library, PS2 gaming console, board games, book collection, magazines, Tasmanian travel information, and good old fashioned board games.

LAUNDRY
Washing machine, iron and ironing board, clothes airer, and a sunny positioned clothesline outside.

GARAGE
A great area for storing your beach toys or golf clubs. Parking is not permitted in the garage.

OUTDOOR ENTERTAINING
A 10 seater dining table is located just off the dining area with 4 burner hooded gas BBQ. The area collects all day sun from sun rise to sun set. Enjoy the views of the water or a rural setting.

Relax on the outdoor lounge or deck chairs and read a book, or enjoy a nice glass of wine in the sun or shade.

A second BBQ area is located in the yard and near the childrens play gym and out of the sun.

DAY TRIPS
Need an esky for your day trips? We have even thought of that and provide one with ice blocks

The Local Area

Swansea is located at the half way point from Hobart to Launceston when traveling the East Coast of Tasmania (approximately 90 minutes from either city). 50 minutes to Freycinet National Park.

BEACH and PARK
Located a short stroll down the road is the beach. If you're a morning person it's a magic view watching the sun rise over the Hazards at Freycinet National Park, Coles Bay. Then later in the day grab a beach chair, bucket and spade with and head back to the beach for some swimming, sand castle building, or surf fishing (bait is available at the local supermarket). Adjacent to the beach is Duck Park so if heading down to the beach take a slice of bread or 2 and feed the ducks. There is large play area for children of all ages, and even outdoor exercise equipment if you're energetic. Another park with play equipment and BBQ facilities is located at the other end of Swansea.

BOAT RAMP
Swansea has 2 boat ramps, the closest being just around the corner, and the newer one located a few minutes drive away. There are many other local points to launch your boat, of which we are happy to provide you further details on upon request.

ATTRACTIONS
There are many local attractions in and around our town. Enjoy shopping, fresh seafood, Kates Berry Farm, vineyard, coffee shops, supermarket, exclusive or informal dining, takeaway, bakery, tavern, or the museum.

SWANSEA AMENITIES
Bendigo Bank, Service Stations 1 being 24 hours using credit card, Australia Post, Pharmacy, Hardware shop, Vinnies (recycled clothing), Butchers, and two Supermarkets/General Stores, Public toilets

Rated 5 out of 5 by from Suitable for families with children The property is comfortable, modern and most of all suitable for children! The property does have stairs, however a baby gate is supplied for piece of mind. Toys, dvd's and an outdoor play center is included in the fully fenced yard. The beds are very comfortable also which is a must for long days travelling. Put this on your list as a must!

Rated 5 out of 5 by from Great place to stay We enjoyed the layout, it was comfortable for our extended family of 9 with enough separation for privacy when required. The owners were always available and helped us with some unexpected issue we had that were not related to the property.

Rated 4 out of 5 by from Good Holiday Home A good choice for families as there is plenty of room up stairs and down. The house was clean and has three bathrooms, which is very handy. The lounge room was different to the photos online but still fine and the Kitchen was well equipped. Perfect holiday accommodation for a family.
