A term generally used in commercial lease, gross leasable area is defined as the total floor area designed for tenant occupancy and includes the tenant’s pro rata share of the building’s common areas, elevators, common bathrooms, stairwells, and other portions of the building that the tenant doesn’t actually occupy. It is equivalent to Super Built-Up Area of the unit. Also, check net rentable area.

West Edmonton Mall covers a gross area of about 490,000 m2 (5,300,000 sq ft).[1] There are over 800 stores and services in the compound,[4] and parking for more than 20,000 vehicles.[5] More than 24,000 people are employed at the property. The mall receives 32.2 million visitors per year; it also attracts between 90,000 and 200,000 shoppers daily, depending on the day and season. The mall was valued at CAN$926 million in January 2007.[6]

Access to the mall is provided via Doha Street, rebuilt as a double-decker road in April 2009.
Twice delayed, Dubai Mall opened on 8 May 2009, with about 635 retailers, marking the world's largest-ever mall opening in retail history. However it is not the largest in gross leasable space, and is surpassed in that category by several malls including the New South China Mall, which is the world's largest, Golden Resources Mall, SM City North Edsa, and SM Mall of Asia.
The Dubai Mall recorded 61,000 tickets sold for the Dubai Aquarium and Discovery Centre in the first five days, following its opening.[6] The Dubai Mall hosted over 37 million visitors in 2009,[7][8] and attracts more than 750,000 visitors every week. While in 2010 it hosted 47 million, and saw footfall increase by around 27 percent over 2009, despite the economic crisis. In 2012, Dubai Mall continued to hold title of world's most-visited shopping and leisure destination, and attracted more than 65 million visitors, an increase of more than 20 percent compared to the 54 million recorded in 2011. It attracted more visitors than New York City with over 52 million tourists in 2012, and Los Angeles with 41 million.
The numbers also surpass visitor arrivals to all landmark leisure destinations and theme parks in the world including Times Square (39.2 million), Central Park (38 million), and Niagara Falls (22.5 million).

Gross floor area in real estate is the total floor area inside the building envelope, including the external walls, and excluding the roof.
Definitions of GFA, including which areas are to be counted towards it and which areas are not, vary around the world. Adding to this confusion is the practice among some developers to use gross leasable area and GFA interchangeably, or to use GFA as GLA, even though GLA usually excludes corridors and other public areas inside the development, while both figures include areas occupied by structure, like walls and columns.

Middle East's first indoor ski resort with 22,500 square meters covered with real snow all year round that houses the world's largest indoor snow park at 3000 square meters. Gross leasable area (GLA) in the real estate industry is a term applied to commercial properties to indicate the amount of floor space available to be rented. Specifically, gross leasable area is defined as the total floor area designed for tenant occupancy and exclusive use, including any basements, mezzanines, or upper floors. It is typically expressed in square metres (although in some places such as the United States and Canada, the square foot is used). It is measured from the center line of joint partitions and from outside wall faces. That is, gross leasable area is the area for which tenants pay rent, and thus the area that produces income for the property owner.
For a property with only one tenant, the measurements Gross Floor Area (GFA) and Gross Leasable Area (GLA) are essentially equal.
The Gross Leasable Area (GLA) means the Total Floor Area designed for tenant occupancy and exclusive use. Except for the recent small addition, a single major vendor in a retail building is the only tenant in the total square foot (TFA) store. Since the owner essentially owns the entire building, and all areas are essentially used for the operation of the store, then for Loblaws GFA = GLA.
