Transcript When it comes to planning permission for any project I always take a tactical approach. I look at the local planning policy, I look at the design and decide whether its worth going in for the scheme straight away, I always talk to the planners early on as well. In most local authorities still you can get whats known as pre-application consultancy for free, some local authorities though are charging for that. I would say its worth the money. You go and have a very open discussion about the site and about the potential with the planners and theyll give you an idea of what their policy objectives are going to be. Theyll give you, if you like, the constraints within which you need to work. You can then appraise that and decide what your tactical approach is going to be. What I would advise against is going in with just an application without discussing it with the planners and not being able to temper your application, because once you start getting negative feedback you can make the whole process much more complicated.
