Exclamation mark
The exclamation mark (Commonwealth English) or exclamation point (American English) is a punctuation mark usually used after an interjection or exclamation to indicate strong feelings or high volume (shouting), and often marks the end of a sentence. Example: “Watch out!” Similarly, a bare exclamation mark (with nothing before or after) is often used in warning signs.
The mark can also be used at the beginning of a word instead of at the end. For example, several computer languages use "!" for logical negation; e.g. "!A" means "the logical negation of A", also called "not A". There are many other specialized uses of this mark, such as in mathematics where it denotes the factorial operation.
History
Graphically the exclamation mark is represented as a full stop point with a vertical line above. One theory of its origin is that it is derived from a Latin exclamation of joy (io). The modern graphical representation is believed to have been born in the Middle Ages. The Medieval copyists used to write at the end of a sentence the Latin word io to indicate joy. The word io meant hurray. Along time, the i moved above the o, and the o became smaller, becoming a point.

American football rules
Game play in American football consists of a series of downs, individual plays of short duration, outside of which the ball is dead or not in play. These can be plays from scrimmage – passes, runs, punts, or field goal attempts (from either a place kick or a drop kick) – or free kicks such as kickoffs and fair catch kicks. Substitutions can be made between downs, which allows for a great deal of specialization as coaches choose the players best suited for each particular situation. During a play, each team should have no more than 11 players on the field, and each of them has specific tasks assigned for that specific play.
Objective of the game
The objective of this game is to score more points than the other team during the alotted time. The team with the ball (the offense) has 4 plays (downs) to advance at least 10 yards, and can score points once they reach the opposite end of the field, which is home to a scoring zone called the end zone, as well as the goal posts. If the offense succeeds in advancing at least 10 yards, they earn a "first down" and the number of tries allotted is reset and they are again given 4 tries to advance an additional 10 yards, starting from the spot to which they last advanced. If the offense does not advance at least 10 yards during their 4 downs, the team without the ball (the defense) regains control of the ball (called turnover on downs).

Point (mortgage)
Points, sometimes also called "discount points", are a form of pre-paid interest. One point equals one percent of the loan amount. By charging a borrower points, a lender effectively increases the yield on the loan above the amount of the stated interest rate. Borrowers can offer to pay a lender points as a method to reduce the interest rate on the loan, thus obtaining a lower monthly payment in exchange for this up-front payment. In United States, for each point purchased, the loan rate is typically reduced by anywhere from 1/8% (0.125%) to 1/4% (0.25%).
Selling the property or refinancing prior to this break-even point will result in a net financial loss for the buyer while keeping the loan for longer than this break-even point will result in a net financial savings for the buyer. The longer you keep the property financed under the loan with purchased points, the more the money spent on the points will pay off. Accordingly, if the intention is to buy and sell the property or refinance in a rapid fashion, paying points is actually going to end up costing more than just paying the loan at the higher interest rate.

In English Grammar Exclamation mark or point is a type of punctuation mark. It usually shows strong feeling such as anger joy excitement or surprise and so on. Using an exclamation mark in writing English is rather like shouting or raising your voice when speaking English.But using an exclamation mark in writing English has actually changed quite a bit in the last ten years. In this English Grammar lesson you will learn using the Exclamation mark correctly.
The Traditional rules are :-
1) An exclamation mark is added when you warn someone
Eg - Be careful! ,Stop! , Don't touch!
2) An exclamation mark is added at the end of an angry statement.
Eg - I disagree with that!
Don't you tell me that!
3) When you want to indicate strong command you add an exclamation mark
Eg - Clean that now!
Send it now!
4) When using interjections you add an exclamation mark
Eg - "Ouch! that hurt"
"Aww! that's sad"
5) An exclamation mark can be used to close questions that are meant to convey extreme emotions.
Eg - What on earth are you doing!
Eg - Are you serious!
In the past few years people have started to do a lot more informal writing because of social media. This has changed the way people use the exclamation mark in writing English. It is used to show a friendly note or suggests that the writer is happy,excited or smiling. Some examples of the current usage of exclamation marks are as follows :-
Example - Happy New year to all my friends and family! ( When you wish someone in writing,you add an exclamation mark)
Example - Great Game! We Won! ( Expressing happiness)
Example - You are so adorable! ( Expressing love)

But it's important to understand what points and fees are and why they are included as part of the loan. Points are 1% of the loan amount. Discount points and loan fees are additional charges that are added to the cost of getting a loan, and they're paid by the borrower. But it's important to understand what points and fees are and why they are included as part of the loan.
Points are 1% of the loan amount. It's basically adding to the rate, and what discount points do is they allow the lender to capture some of their yield upfront at the beginning of the loan.
The reason they're called discount points is because the borrower doesn't pay them to the lender. Typically the lender just deducts them from the loan amount. Lenders don't necessarily need to take the extra step of having the borrower give them a check for the point and then they cut a check to the borrower for the loan. They just deduct the point from the loan. So that's why it's called a discount point. It's discounted from the loan balance.
Fees are charged by the lender typically to cover their origination costs. Lenders have staffing costs for people like underwriters, processors, and fees allow the lender just to recoup some of those costs.
But here's, what's important to understand about points and fees. They actually increase the borrower's cost of capital.
Let me show you an example. Imagine we have a $1 million loan at 6% amortized over 30 years, but the borrower has to pay 2 points plus $8500 in fees. Here's the effect of adding the points and fees into the loan.
A $1 million loan at 6% for 30 years would have a $5995 payment per month, but because the lender discounts the points and fees. Out of the loan amount, the net cash that they disperse is $971,500. So the borrower still pays a $5995 payment, but they only actually received $971,500 in cash as their loan proceeds.
Well, when you solve for RATE ( i ) on that with a 30 year amortization, the actual cost of those funds is 6.27%.
And that's if the borrower holds the loan for 30 years. When the borrower holds the loan for less than 30 years, the effect on the actual cost of funds to the borrower is even greater.

English Grammar lessons - When to Use an Exclamation Mark?

In English Grammar Exclamation mark or point is a type of punctuation mark. It usually shows strong feeling such as anger joy excitement or surprise and so on. Using an exclamation mark in writing English is rather like shouting or raising your voice when speaking English.But using an exclamation mark in writing English has actually changed quite a bit in the last ten years. In this English Grammar lesson you will learn using the Exclamation mark correctly.
The Traditional rules are :-
1) An exclamation mark is added when you warn someone
Eg - Be careful! ,Stop! , Don't touch!
2) An exclamation mark is added at the end of an angry statement.
Eg - I disagree with that!
Don't you tell me that!
3) When you want to indicate strong command you add an exclamation mark
Eg - Clean that now!
Send it now!
4) When using interjections you add an exclamation mark
Eg - "Ouch! that hurt"
"Aww! that's sad"
5) An exclamation mark can be used to close questions that are meant to convey extreme emotions.
Eg - What on earth are you doing!
Eg - Are you serious!
In the past few years people have started to do a lot more informal writing because of social media. This has changed the way people use the exclamation mark in writing English. It is used to show a friendly note or suggests that the writer is happy,excited or smiling. Some examples of the current usage of exclamation marks are as follows :-
Example - Happy New year to all my friends and family! ( When you wish someone in writing,you add an exclamation mark)
Example - Great Game! We Won! ( Expressing happiness)
Example - You are so adorable! ( Expressing love)

This video teaches elementary English Language Arts students about exclamation points and how they can show strong feelings in sentences.
Exclamation mark
The exclamation mark (Commonwealth English) or exclamation point (American English) is a punctuation mark usually used after an interjection or exclamation to indicate strong feelings or high volume (shouting), and often marks the end of a sentence. Example: “Watch out!” Similarly, a bare exclamation mark (with nothing before or after) is often used in warning signs.
The mark can also be used at the beginning of a word instead of at the end. For example, several computer languages use "!" for logical negation; e.g. "!A" means "the logical negation of A", also called "not A". There are many other specialized uses of this mark, such as in mathematics where it denotes the factorial operation.
History
Graphically the exclamation mark is represented as a full stop point with a vertical line above. One theory of its origin is that it is derived from a Latin exclamation of joy (io). The modern graphical representation is believed to have been born in the Middle Ages. The Medieval copyists used to write at the end of a sentence the Latin word io to indicate joy. The word io meant hurray. Along time, the i moved above the o, and the o became smaller, becoming a point.

Discount points and loan fees are additional charges that are added to the cost of getting a loan, and they're paid by the borrower. But it's important to understand what points and fees are and why they are included as part of the loan.
Points are 1% of the loan amount. It's basically adding to the rate, and what discount points do is they allow the lender to capture some of their yield upfront at the beginning of the loan.
The reason they're called discount points is because the borrower doesn't pay them to the lender. Typically the lender just deducts them from the loan amount. Lenders don't necessarily need to take the extra step of having the borrower give them a check for the point and then they cut a check to the borrower for the loan. They just deduct the point from the loan. So that's why it's called a discount point. It's discounted from the loan balance.
Fees are charged by the lender typically to cover their origination costs. Lenders have staffing costs for people like underwriters, processors, and fees allow the lender just to recoup some of those costs.
But here's, what's important to understand about points and fees. They actually increase the borrower's cost of capital.
Let me show you an example. Imagine we have a $1 million loan at 6% amortized over 30 years, but the borrower has to pay 2 points plus $8500 in fees. Here's the effect of adding the points and fees into the loan.
A $1 million loan at 6% for 30 years would have a $5995 payment per month, but because the lender discounts the points and fees. Out of the loan amount, the net cash that they disperse is $971,500. So the borrower still pays a $5995 payment, but they only actually received $971,500 in cash as their loan proceeds.
Well, when you solve for RATE ( i ) on that with a 30 year amortization, the actual cost of those funds is 6.27%.
And that's if the borrower holds the loan for 30 years. When the borrower holds the loan for less than 30 years, the effect on the actual cost of funds to the borrower is even greater.
