The impact of the lowest interest rates in 60 years is dissipating through Australia’s capital city housing markets with prices growth generally falling from the solid to strong levels recorded over the final months of 2013. Official interest rates fell from 4.75 percent in November 2011 to just 2.5 percent in August 2013 as the Reserve Bank acted to stimulate a declining economy reflecting the end to the construction phase of the mining boom. Home mortgage rates were cut from near 8 percent to below 6 percent significantly improving affordability and releasing pent-up demand. Low interest rates also activated residential investors, increasingly attracted by the prospect of solid yields and rising house prices. Although these low mortgage rates sharply improved affordability, housing market activity typically remained mixed between capital cities and sub-markets reflecting the nature of local supply and demand factors.
