A Certified Commercial Investment Member (CCIM) is a recognized expert in the disciplines of commercial and investment real estate. The designation is awarded by CCIM Institute. A CCIM is a resource to the commercial real estate owner, investor, and user, and is among a corps of over 9,500 professionals around the globe who hold the CCIM designation. CCIM designees live and work in the U.S., Canada, Mexico, and more than 35 other nations. International membership includes more than 1,000 professionals. CCIMs must be proficient in the areas of investment analysis, market analysis, user decision analysis and financial analysis for commercial real estate. In 2007, CCIM Institute launched the Robert L. Ward Center for Real Estate Studies, which offers concentrated courses on specific topics. CCIMs have access to a suite of online technology tools through the Site To Do Business, and they can post properties for sale or lease through the online CCIMNet commercial real estate exchange.
Marcus & Millichap, Inc. is a commercial real estate brokerage firm. The company specializes in selling and arranging financing for large shopping centers, office buildings, apartment buildings, and hotel properties. Its headquarters are in Calabasas, California. It is one of the largest real estate investment services companies in the United States and has over 70 offices across the U.S. and Canada.
Marcus & Millichap also publishes research about the commercial real estate market. It has devised an index of apartment building prices known as the National Apartment Index.
Marcus & Millichap has consistently been recognized as a business technology innovator, appearing in InformationWeek's annual Elite 100 in 2014, the ninth consecutive appearance the company has made on the InformationWeek rankings.
Real estate is "property consisting of land and the buildings on it, along with its natural resources such as crops, minerals, or water; immovable property of this nature; an interest vested in this (also) an item of real property; (more generally) buildings or housing in general. Also: the business of real estate; the profession of buying, selling, or renting land, buildings or housing."
It is a legal term used in jurisdictions such as the United States, United Kingdom, Canada, India, Australia, and New Zealand.
Residential real estate is a type of property, containing either a single family or multifamily structure, that is available for occupation for non-business purposes.
Residences can be classified by, if, and how they are connected to neighbouring residences and land. Different types of housing tenure can be used for the same physical type. For example, connected residents might be owned by a single entity and leased out, or owned separately with an agreement covering the relationship between units and common areas and concerns.
The term commercial property (also called commercial real estate, investment or income property) refers to buildings or land intended to generate a profit, either from capital gain or rental income.
Commercial property includes office buildings, industrial property, medical centers, hotels, malls, retail stores, farm land, multifamily housing buildings, warehouses, and garages. In many states, residential property containing more than a certain number of units qualifies as commercial property for borrowing and tax purposes.
Commercial real estate is commonly divided into six categories:
1. Office Buildings – This category includes single‐tenant properties, small professional office buildings, downtown skyscrapers, and everything in between.
2. Industrial – This category ranges from smaller properties, often called "Flex" or "R&D" properties, to larger office service or office warehouse properties to the very large "big box" industrial properties. An important, defining characteristic of industrial space is Clear Height. Clear height is the actual height, to the bottom of the steel girders in the interior of the building. This might be 14‐16 feet for smaller properties, and 40+ feet for larger properties. We also consider the type and number of docks that the property has. These can be Grade Level, where the parking lot and the warehouse floor are on the same level, to semi‐dock height at 24 inches, which is the height of a pickup truck or delivery truck, or a full‐dock at 48 inches which is semi‐truck height. Some buildings may even have a Rail Spur for train cars to load and unload.
