Detroit: The Troubled City
My work on foreclosed homes in Detroit has actually been a continuation of a project that started in Fort Myers, Florida in September 2008. For me the major concentration of the work is on the houses or what’s left of the houses. I chose to photograph them mostly straight on like my street work in a very blunt fashion. To let the houses speak for themselves.
After going to Florida and continuing in Detroit I realized that foreclosure is one part of a circle. There is homelessness, job loss, economic difficulties, etc, etc, etc. In Detroit the problem is not only a sub-prime problem it’s a problem of people who lost their jobs. And this has been going on for many years. So it’s a much more serious situation. When I went to Detroit – even though I had known that the city was pretty desolate – I was amazed that a major city in America in 2009 can look like this.
Certain areas look like Berlin after World War II or like Beirut. Something is wrong here. Recently I have read books and articles and watched television shows on the foreclosure problem. How can you have a trillion dollar industry that’s not regulated? This was a scam from the beginning – that’s not to say that some homeowners aren’t at fault also, one of the problems is giving mortgages to people who have a history of no credit or of bad credit. A big problem in Detroit was people refinancing their mortgages and not being able to keep up with their monthly payments. Something is very wrong with a policy like this. But when I arrived in Detroit I saw a city government that does not take care of its people and a lot of those people have stopped caring. I mean I don’t care what the excuse is – how do you leave so many buildings that are almost totally destroyed standing. Kids can get hurt playing in them, it’s a breeding ground for drugs and prostitution. Property values go down, nobody wants to live in these areas, To me it almost seems like they are left standing so that one day they drive everybody out and grand new subdivisions can be made.
What was really sad for me in Detroit was that many of the destroyed houses were well made and beautiful houses at one time, they were like Grande Dames. Detroit at one time had the highest standard of living for blue collar workers because of the auto industry. It’s all gone. This makes the destruction even sadder, it’s not like a dilapidated trailer in ruins. There was an elegance here – the houses were beautiful – it’s so sad. There were serious memories in these houses, people lived there for 50 – 70 years. When these houses were built there was pride in craftsmanship and you saw it in the houses. It’s sad.

Bobby's Story: Facing Foreclosure
From Occupy Minneapolis:
Occupy Minneapolis will begin another home occupation to defend Vietnam era veteran Bobby Hull from eviction this Tuesday, on the national day of action against foreclosures called by Occupy Wall Street.
Bobby has bravely served his country as a US Marine during the Vietnam War era and despite his sacrifice he and his family are facing eviction this winter. Bobby first began living in his South Minneapolis home when his mother bought it in 1968. The title was later transferred to him, and he made timely payments on the house for decades while his nine brothers and sisters and innumerable extended family used the home as a stable transition point as they worked through the economic downturn.
Some recent health problems have caused him to fall behind in his payments. Meanwhile, US Bank has refused to negotiate with him to keep him and his family in their home. If we do nothing he and his family are facing a February eviction, in the dead of winter, with nowhere to go. Come hear directly from Bobby on the need for banks to change the way they do business with hard working families.
Bobby was surprised to learn that we were organizing to help him and others in his position. “Thank God this is happening. I’ve read the Constitution and I know that it’s supposed to be ‘We the people’", Said homeowner Bobby Hull. "If people start getting together we may have a chance. I’ve served my time in Vietnam and I’m not afraid to fight again.”

"Foreclosure: Death of the American Dream" by Lauren Greenfield
After several years of prosperous growth and a major housing boom, the Inland Empire has become emblematic of the recent economic crisis, giving it the name "Foreclosure Alley". The area owes its high concentration of economic distress to its birth as a commuter "convenience": ten years ago, new real estate and loose financing lured families who work in Los Angeles and San Diego to invest in the exurb communities with pools and swathes of lawn, at the cost of two-to four- hour commutes per day. Banks facilitated the surge with generous loans, and families built expensive backyards for their children, and new cars for their gas-consuming commutes. In 2005, the Inland Empire boomed with 52% of Southern California's new home development; from 2000 to 2007, population expanded by 25%. Buoyed by fiscal optimism and pursuit of the American Dream, people refinanced their homes and spent hundreds of thousands of dollars on pools, spas, tiki bars and fire pits. Lake Elsinore, a city in the Inland Empire, launched its urban identity campaign with the exhortation, "Dream Extreme", a slogan that didn't anticipate the effects of variable-rate mortgages, falling property values, and rising gas prices. The terms of its growth have made it particularly vulnerable to the national downturn, and the region has recently embarked on what forecasts to be a long arc of economic suffering. Between 2004 and 2007, over 360 000 homes were purchased. By November 2008, virtually all are worth less than what is still owed on them, and over a third have defaulted. As a correlating factor, the Inland Empire also boasts the highest jobless rate in America (over 10%).
The landscape of the Inland Empire is a wasteland of empty homes and ghosts of the American Dream. Local signs offer tours of foreclosed homes and aid: "Stop the F-Word! 1-800-RESCUE-ME." Residential streets are lined with "bank owned" signs, and forelosure notices mark windows. The epidemic has yielded some odd industries: laid-off real estate agents have turned to businesses that "trash out" foreclosed homes. Some people abandon a full furnishing of goods: large TVs, leather sofas, family photos, 401k statements, and even an urn. Other industrious workers freshen dead lawns with green spray paint, while code enforcement officers drain abandoned pools. As one says, "You know something is wrong when the lawns are brown and the pools, green."

Foreclosures: Las Vegas and Reno
After documenting foreclosures in Florida, Detroit and Fresno, Bruce Gilden went to Las Vegas and Reno to continue his series on foreclosed homes. Las Vegas reclaimed the title as the foreclosure capital of the country in February, 2012. The city’s foreclosure rate of one filing for every 60 households was seven times the national average.
