| UpdatedConsumer sentiment has slipped back to its pre-election levels, with optimists now barely outnumbering pessimists.
The major triggers for the fall have been poor expectations by households about the outlook for the economy, amid manufacturing closures and an expected tough federal budget in May, and a related expectation unemployment will rise.
On top of that, well over 50 per cent of households now expect interest rates to rise within the next year, which is starting to dent high levels of confidence in the housing market.

People spend a lot of time worrying about housing bubbles bursting, and the experience of America during the global financial crisis shows us why.
From March 2007 to March 2009, the USA housing market fell around 30 per cent. Housing prices on average across that country have since recovered to 2004 levels.
Thankfully, despite the fears of some, the Reserve Bank doesn't think the same thing is about to happen in Australia. It sees recent price rises as just the standard response to the declining interest rates.

| UpdatedThe value of Australia's homes has passed $5 trillion as investor borrowing hits a decade high.
The Bureau of Statistics housing finance figures for December show investors now account for 39.8 per cent of the value of home loans issued in December, the highest proportion since late 2003.
Separate ABS figures show that influx of investor cash helped push Australian capital city house prices 9.3 per cent higher last year, with Sydney's 13.8 per cent price rises by far the steepest.
The ABS says the total value of Australia's 9.3 million residential properties hit $5.02 trillion by the end of last year, with an average price of $539,400.
