What is a Lease Purchase?
This is the first official show of leasepurchasetv and it is very exciting. After some crazy feedback from you guys via facebook, twitter and my email saying that you guys wanted a regular show, of course need to make a deal with all of you. It's only very simple... I got to know that you're listening if I'm going to take the time to do this. So I would love to hear from you. So make sure you subscribe to all our channels -- you'll see the links below. So this being our first show, I'm going to take us down to the basics.
Now I love the lease purchase business because it gives you the opportunity to make money in real estate by creating cash flow and equity. On leasepurchasetv we focus on both those things -- cash flow today and equity for tomorrow. Leasepurchasetv is going to show you how to do that. Now despite the changes over the years and financing going down, it is very hard to be a successful real estate investor if you're trying to invest traditionally. In today's market, lease purchase deals are thriving. The fundamental definition -- the fundamental core -- of a lease purchase has not changed. A lease purchase, a lease option or a rent to own is basically a two-part agreement. It's a lease in combination with an option. An option is a right to buy a piece of property not the obligation. Now you can have an option to buy, an option to lease, you can have an option to use a specific thing, but in this case, I'm talking about an option to buy. That's what a lease purchase is; it combines those two agreements. The lease purchase actually offers a win-win solution to both the seller and you.
You could tell a seller you could buy their house on a lease purchase and they're not going to pay a thing. Now that is a real solution. It's a win-win and that's the kind of business that I'd like to be in. That's what I'm going to teach you guys on these videos. On the other hand, you don't need cash to get started on this business; you don't need credit; you don't need to deal with banks; you don't need to deal with tenants who are qualifying through a loan approval process and you certainly don't need to take on risk. You get into a deal, create that cash flow and long-term equity, but if the market changes, if you don't like a deal, if you made a mistake, if you just decide -- you know what I don't like this business anymore -- you could get out of the deal and walk away unscathed.
In the business of lease purchasing, you take action in this business. If you're all over the place hopping like a frog from strategy to strategy, to strategy in the end you've spent all your money and you haven't taken any action. Forget about everything else, learn one strategy, be the best, take action, and implement this system. That is part one. The second portion of this though is that you must take action. I'm going to show you guys on how to talk to motivated sellers and buyers, and to structure these deals but you got to go out and take action. There's a reason why 1% of the country holds most of the wealth. It's because those people decide to take action and we are solely responsible for your own outcome. So go out there and make it happen.

The United States Merchant Marine is the fleet of U.S. civilian-owned merchant vessels, operated by either the government or the private sector, that engage in commerce or transportation of goods and services in and out of the navigable waters of the United States. The Merchant Marine is responsible for transporting cargo and passengers during peace time. In time of war, the Merchant Marine is an auxiliary to the Navy, and can be called upon to deliver troops and supplies for the military.
Merchant mariners move cargo and passengers between nations and within the United States, operate and maintain deep-sea merchant ships, tugboats, towboats, ferries, dredges, excursion vessels, and other waterborne craft on the oceans, the Great Lakes, rivers, canals, harbors, and other waterways.
As of 2006, the United States merchant fleet numbered 465 ships[2] and approximately 100,000 members. Seven hundred ships owned by American interests but registered, or flagged, in other countries are not included in this number.
The federal government maintains fleets of merchant ships via organizations such as Military Sealift Command and the National Defense Reserve Fleet. In 2004, the federal government employed approximately 5% of all American water transportation workers.[3]
In the 19th and 20th centuries, various laws fundamentally changed the course of American merchant shipping. These laws put an end to common practices such as flogging and shanghaiing, and increased shipboard safety and living standards. The United States Merchant Marine is also governed by several international conventions to promote safety and prevent pollution.
The merchant marine is a civilian auxiliary of the U.S. Navy, but not a uniformed service, except in times of war when, in accordance with the Merchant Marine Act of 1936, mariners are considered military personnel. In a time of "national emergency", the President can permanently seize any merchant marine vessel in return for fair compensation, or commandeer it for temporary use with no compensation if returned in reasonable condition.
Mariners are well represented in the visual arts. Merchant seaman Johnny Craig was already a working comic book artist before he joined up, but Ernie Schroeder would not start drawing comics until after returning home from World War II. Seaman Haskell Wexler won two Academy Awards, the latter for a biography of his shipmate Woody Guthrie.
Merchant sailors have also made a splash in the world of sport. Drew Bundini Brown was Muhammad Ali's assistant trainer and cornerman, and Joe Gold went made his fortune as the bodybuilding and fitness guru of Gold's Gym. In football, Dan Devine and Heisman Trophy winner Frank Sinkwich excelled. Seamen Jim Bagby, Jr. and Charlie Keller played in Major League Baseball. In track and field, seamen Cornelius Johnson and Jim Thorpe both won Olympic medals, though Thorpe did not get his until thirty years after his death.
Writers Richard Henry Dana, Jr., Ralph Ellison, Herman Melville, and Jack Vance and were merchant mariners, as were prominent members of the Beat movement: Allen Ginsberg, Herbert Huncke, Bob Kaufman, Jack Kerouac, and Dave Van Ronk. Peter Baynham, the coauthor of the film Borat, and Donn Pearce, who wrote the movie Cool Hand Luke, were formerly merchant mariners. Filmmaker Oliver Stone won multiple Academy Awards.
WWII-era merchant mariners played well-known television characters. The list includes Raymond Bailey (who played Milburn Drysdale on The Beverly Hillbillies); Peter Falk (who played the title character on Columbo); James Garner (who played Jim Rockford on The Rockford Files); Jack Lord (who played Steve McGarrett on the original Hawaii Five-0); Carroll O'Connor (who played Archie Bunker on All in the Family); Denver Pyle (who played Uncle Jesse Duke on The Dukes of Hazzard); and Clint Walker (who played Cheyenne Bodie on Cheyenne).
Songwriter and lyricist Jack Lawrence was a mariner during World War II and wrote the official United States Merchant Marine song, "Heave Ho! My Lads, Heave Ho!" while a young lieutenant stationed at Sheepshead Bay, Brooklyn, in 1943.
Writer/businessman Robert Kiyosaki claimed to have been a mariner.
Paul Teutul, Sr., the founder of Orange County Choppers and Orange County Ironworks, was a merchant mariner during the Vietnam War.

1. What is a Lease Option:
* A "lease option" is really two separate but related agreements: a "lease agreement" and an "option agreement".
* Lease Agreement - standard agreement to rent a home, sets terms of lease
* Option Agreement - the right to purchase the home within a specified period of time for a fixed purchase price
* Unilateral agreement - Seller is obligated to sell, buyer not obligated to buy
2. Terms:
* rent credits (?) - portion of each month's rent is credited towards the sales price, small percentage of monthly rent
* option consideration - upfront fee paid by tenant buyer to the seller that gives the tenant buyer the option to buy at a fixed priced during a certain period of time
* sandwich lease -
* assignment - "assign" the option over to another investor for a fee, they resume payments and ownership of the contract and property at time of closing/ending of option period.
* sublease - you are the primary on the contract to purchase, but lease the property to a different tenant, responsibility is still yours.
3. Why lease options?
Seller
* Move property faster - buyers market = competition
* Good way to sell when market is down
* Pass small repairs onto buyer
* Tenant Buyer - better maintenance of home, intention to buy
Buyer
* Appreciation - fixed price
* Repair Credit
* Little cash upfront vs. Buying upfront
* Not Obligated to buy when market changes
* Hard time qualifying for loans
* No taxes, less liability: Don't own the home (yet), don't have to pay property taxes and your liability is reduced.
Investor
* 12 months with the right to renew annually 3-5 years
* Not locked in - reduce risk
* Multiple ways to profit - upfront fee, monthly rent (sublease), sale, assignment
o What you charge vs. what you pay
o Assignments - legal advice - more risk
* Participate in market appreciation
Lease options are a great real estate investing strategy for sellers, buyers, and investors. Including this strategy in your arsenal of real estate tactics will make you a stronger more educated investor. Most importantly, what can make or break a good lease option is the agreement, so my advice to you is to be certain that you fully understand the terms of the lease option agreement before signing any agreement.
