Real Estate Rental - Why Investors Should Invest In Real Estate Rentals
www.REIClub.com - Why Is a Real Estate Rental A Good Investment In A Down Market? Here's Why Real Estate Rentals Are A Good Option For Real Estate Investors... Current Real Estate Rental Market Sources from Fannie Mae and Freddie Mac expect the total number of renters households to increase by another 4.4 million in the next few years, from the already 37million. With the current Unemployment rate being at an all time high, more families are turning to renting than buying because of a) affordability b) flexibility. Buying a home has more liability especially for someone who is unemployed, so renting is safer. Right now, the rental property market is one of the only areas of real estate investing that has increased in the past year. It is expected to grow even more until property values decide to stabilize. One of the main reasons to rent properties is to collect on the appreciation, AND you also get pretty good cash-flow. Why Not Sell in a Down Market - Right now is NOT the best time to sell - Buyers market - Miss out on appreciation - Unless you bought the house during a down market - you're selling for a loss Pros to Rental Properties - Passive Monthly Income - Commercial Rentals have Exponential Growth - Appearance - does not have to be as nice as "for sale" property - Good Tenant - maintains home and pays rent on time - Security - more options if market changes than stock or bank institutions - Tax Perks - Depreciation - annual tax deduction for the loss in value of ...

Midnight Sun | Iceland
BEST VIEWED IN HD AND FULLSCREEN (with scaling off)
Midnight Sun: A natural phenomenon occurring in the summer months north of the Arctic Circle and south of the Antarctic Circle where the sun never fully sets and remains visible 24 hours a day.
This short time lapse film was shot during the Icelandic Midnight Sun in June of 2011.
For 17 days I travelled solo around the entire island shooting almost 24 hours, sleeping in the car, and eating whenever I had the time. During my days shooting this film I shot 38,000 images, travelled some 2900 miles, and saw some of the most amazing, beautiful, and indescribable landscapes on the planet. Iceland is absolutely one of the most beautiful and unusual places you could ever imagine. Especially during the Midnight Sun when the quality of light hitting the landscape is very unusual, and very spectacular.
Iceland is a landscape photographers paradise and playground, and should be number 1 on every photographers must visit list. Iceland during the Midnight Sun is in sort of a permanent state of sunset. The sun never full sets and travels horizontally across the horizon throughout the night, as can be seen in the opening shot and at the :51 second mark in the video.
During the Arctic summer, sunset was at midnight and sunrise was at 3am. The Arctic summer sun provided 24 hours a day of light, with as much as 6 hours daily of "Golden light". Once the sun had set it wouldn't even get dark enough for the stars to come out, and they don't start to reappear until August.
My advice to everyone out there, photographer or not, is simple... You MUST visit Iceland sometime during your lifetime. You will never regret it.

Yosemite Range of Light
I am a destination visual artist who specializes in photography, timelapse cinematography, & filmmaking. I love to travel, so if you have a project in some far flung location, lets talk.
Yosemite National Park, the High Sierra, and the Eastern Sierra are some of the most beautiful places on earth. Ever since I serendipitously won a trip to Yosemite when I was 18, the beautiful Range of Light has captured my heart and become my home. Nothing brings me more joy than to share this life changing beauty with others.
Ever since I became fascinated with timelapse photography almost 2 years ago, after seeing the work of Tom Lowe, I’ve wanted to do a piece on Yosemite and the Sierra. Now after almost 2 years of shooting, I'm thrilled to share. I hope you enjoy my vision of my home, the majestic Yosemite & Sierra. Best viewed Full Screen with Sound :)
If you would like to license any of my clips or hire me to shoot for you, please be in touch. I do have 4k footage available for licensing.

Also a huge thanks to all of you who help support me with your warm comments and continuing encouragement. It means more to me than you know.
I hope this inspires everyone to get outside and explore the beautiful outdoors, especially magical places like Yosemite National Park and the High Sierra. It's National Parks week and all of our national parks are free this week, so get outside and explore!

2011
I shot a little video every day of 2011 on my Canon Powershot, then I edited it all down to a little over a second each. It's interesting to be able to look back on my year and remember these little moments. I love living in LA. I love the friends I've made. And I love seeing how much has changed over just one year being here. Sure, I guess now that I see it, I got sick and worked a lot this year (lots of driving, running around doing errands all day). But oh well, it's motivation for 2012!
All My Friends - LCD Soundsystem
EDIT:: I wanted to add a few notes up here to say THANK YOU to the amazing response this video has received. I'd made this video for myself as a way to keep my usually shy-self active and lift my spirits when I'm down about work, paying rent, figuring... everything out. I thought the finished product would only be seen by my friends and family. All your kind words and support have blown me away and made me more and more grateful for the life I've been dealt.
I feel so insanely blessed, so thank you for quite honestly changing how I see my life and thank you for motivating me to do more and do better.
I hope this video inspires you to treasure every day you get and find the good, beautiful moments in even the worst days (even if it's just going for a walk, taking a drive, or spending time with a pet).
One more important note: So much of this video is thanks to the amazing and inspiring friends I've made in LA. A number of these clips (some of my favorites) come from days when I got the honor of working on my friends' very ambitious and wonderful web kids' show Googy as a part of Channel 101. I hope you will check it out here: http://vimeo.com/channels/googy#19370996
