BIG backyards, a mix of old and new and an ever-increasing cosmopolitan lifestyle are on hand at Morgan Ave, Melrose Park.
The tree-lined street in the inner-southern suburb is filled with mostly modest two-bedroom and three-bedroom 1960s homes that are steadily being upgraded as new residents move in.
The suburb has witnessed steady growth over the years and posted a median house price of $419,500 over 36 sales during 2009.
Smallacombe agent Kris Casey says a generational change is sweeping through the suburb.
"It's an up-and-coming suburb," she says.
"A lot of older people are moving out and younger people are moving in." Some of the greatest elements of the suburb are identified as its generous blocks and convenient location.
"They are all on pretty good block sizes, which is great for young families who still want a backyard," Ms Casey says.
"It's a great location for someone moving up the property ladder who wants something close to town, Marion shopping centre and the coast. On (nearby) Winston Ave, there is a lot of groovy shops turning up now. It's starting to produce that cosmopolitan style of living."
Ms Casey is selling a three-bedroom home at 129 Morgan Ave for owner Amy Ford. Ms Ford, 23, has lived in and renovated the home over the past three years, and says the location of the home is its best feature.
"You're only 15 minutes (drive) from the beach and the city. The location is just central to everything," she says.
"The area is really safe, secure and quiet and the neighbours and local shops are great. It's a really good home for first homebuyers or a young couple who want to extend it later and have a family."
Professionals agent Kristy Dundon is selling a three-bedroom home at 141 Morgan Ave.
She says Melrose Park is well placed for solid future growth.
"With any suburb within that 10km radius of the city, you will never lose," she says.
