YOUNG couples and families are being drawn to McGregor Tce, Rosewater, as an affordable entry to the housing market.
The median house price at Rosewater softened to $320,000 during the September quarter, down 5.88 per cent from the same quarter last year.
The price bracket keeps the suburb within reach of first-time buyers.
First National Western Seaside agent Jan Boyd Turner says McGregor Tce traditionally is tightly held but a new generation is sweeping through.
"A lot of people living in the street have been there for many years but as they move on, younger people are moving into the area," she says. Filled with a mix of homes built from the early 1900s to post World War II, Mrs Boyd Turner says, people are attracted to the street and area because of its affordability and its location.
"It's a suburb where we get a lot of inquiries from young families and first-home buyers because it's still affordable," she says.
"As more young people move in and improve the properties, it's going to have a positive impact on the whole suburb.
"You have proximity to West Lakes, beaches and a range of shopping centres."
Mrs Boyd Turner is selling Brent Berry's three-bedroom bungalow-style home at 43 McGregor Tce.
Mr Berry bought the property from his grandfather, who built it himself in the 1950s. "There is a mix of homes but most of them are the old cottage-type homes all built around the same era as mine or earlier," he says.
"The people here are also a mix. A few of the older demographic are in the area but a lot of the younger ones are moving in."
According to Mr Berry, McGregor Tce and Rosewater are well located.
"The location here is great," he says.
"We are close to the port, not too far from the beach and it's not a long drive to the city.
"We have the Rosewater Social Club in the street, which is always a good thing for people who are in the area."
