A RESERVE, friendly atmosphere and affordable housing play a part in making Hinkler Crescent at Modbury Heights a desirable family address.
Filled with mainly 1970s-built houses and a demographic mix gravitating slowly more towards young couples and families, the street is near numerous amenities.
Professionals agent Mathew Milanese says Hinkler Crescent is well suited to first-time buyers and young families.
"A lot of the homes were built around the 1970s and they are all neat and tidy," he says.
"It's a great street for first-home buyers because many of the houses are very affordable. There is also a reserve on the corner, which is great for young families."
Modbury Heights' median house price jumped to $372,000 in the 2010 September quarter, up 7.75 per cent on the same time last year.
Mr Milanese says the suburb is set for continued growth and now offers a good time for people to buy into the suburb.
"There has been pretty steady growth in the house price there,"
he says.
"A lot of the older generation are moving out of the area and downsizing so there is a big opportunity for young people to get into the area while the price is on their side."

Mr Rust, who has lived there for 16 years, says Hinkler Crescent has been a great place to reside.
"It's close to a lot of facilities, which is very handy and it's also a fairly quiet and unassuming street," he says.
Mr Rust says the street has been the ideal location to raise their
two sons, Thomas, 7, and Sam,
nine months.
"We are right next to a park, which is fantastic and it's only a 10-minute walk to Thomas's school," he says. "It's also a very friendly neighbourhood."
